How serious is a delayed TM30 submission for my first 90-day report in Thailand?

Aug 23, 2025
Within 3 hours of arriving back at my condo after arriving on my fresh DTV for the first time, I requested a new TM30 from my property manager. I went and provided the passport copies and she only sent my receipt 10 days later with the date 10 days late.

How big of a problem is this? It will be my first ever 90 day report. I'm a bit annoyed since I did things correctly and have a late TM30.

TLDR : Answer Summary
The delayed submission of your TM30 is generally not a significant issue for your upcoming 90-day report. Many expats have experienced similar situations where TM30s were submitted late without any repercussions. It is primarily the landlord's responsibility to file this document, and immigration typically checks for the most recent entry near the 90-day reporting date. As long as you can confirm your residence, you are likely to face no problems during your report.

They only check they latest entry nearest to your 90 reporting. in my experience. They will just ask if you are still living there. It can even be from the day before.

DTV_Begpacker well the rule is officially within 24 hours or a fine for the landlord which is sometimes applied to the tenant.

It's not a problem. It's the responsibility of the landlord to file a TM30

Not a problem at all cause I've done it several times with TM-30s that are months behind my real entry.

To give you an extreme example, one time I used a TM 30 that has a blank check out date and the IO asked me to fix it. So I called my agent (our condo has in house agents) who got me a new one the same day (for a fee cause I wanted it asap) . And guess what, the check in date of the new TM 30 was the present date (cause the agent just submitted it) but this one now had the check out date. I went back to the same IO and she didn't even care that I just got it. She's happy to see the check out date and approved.
