Do I need a fresh TM30 for my next 90-day report after returning to Thailand, and can I submit it online?

Hi all,

I came back to my condo in Bangkok in June (I’ve been renting it for the year), but I just realized I forgot to have the owners file a TM30 for my return. They’ve submitted my previous TM30s, but I think it’s well past the window for them to file it now.

We’re moving out on September 1st, and I was wondering if staying at a hotel for a night to get a fresh TM30 for my next 90-day report would work or if that’s not an option.

I’ve already done two 90-day reports at this address, the first in person and the second online. Since I left and re-entered Thailand, do I need to go in person again for the next one, or can I still do it online?

Thank you for the help.

TLDR : Answer Summary
The user inquires about the process for filing a TM30 upon returning to Bangkok after a lengthy absence. Although they realize the owners of their condo have not filed a TM30 since their return, they ask if staying in a hotel could allow them to obtain a fresh TM30 for their upcoming 90-day reporting. Multiple comments confirm that if the owners are amenable, they can submit a TM30 late, typically accepted past the submission window. Regarding 90-day reports, it is suggested that a personal visit may be required after re-entering Thailand, but future reports could potentially be filed online.

Just get them to do the tm30 again today. You need to do it in person everytime you leave and come back into thailand. Next one can be online

It depends on what type of visa you have. Did you obtain a re-entry permit when you left, or did you return on a new visa? If you returned with a re-entry permit, then your TM30 is still valid as long as you return to the same address.

Some but not all immigration offices interpret it this way, but it makes sense in a way.

With a re-entry permit you are still on the same stay, you only interrupted it.

But you can always try to submit online, when you receive email it is rejected, you can use the already completely filled in TM47 report and bring it to the immigration office.

They will not punish you because you filed online, so maybe you are just lucky.

need to be in person

If the owners are willing to do it, you should ask them. There is no problem with a late submission (even though the legal window is 48 hours or something) cause that's what I do all the time. I always get a fresh TM30 from my condo agent whenever I need to do the 90 days, even though I have checked back into my room months ago.

Thank You, and the owners have no trouble doing it? there's no fees because its beyond the first 48 hours you entered? I'd imagine it has to align with when your entry stamp is.

In person again. Just like the 90 days itself resets so does the method of reporting
