Does the landlord need to be present for a visa extension or is TM30 confirmation sufficient?

Question, Does the landlord need to be present when I go to do the extension visa or the TM 30 confirmation is enough proof that I stay at the land lords house ?

Bring the confirmation of TM30 they’ll most likely send you to get the proper document in your passport and then get your extension you’ll need a couple photos

The landlord “should” do the reporting for you. Most don’t. Depending on the office you use the semantics will be different. Way way easier if they can do it online but if they can’t/won’t then it’ll depend on who the owner is. If Thai then generally a copy of their ID, copy of house book and rental contract would suffice. If a foreigner then it depends on whether they own the property or a company does. If they do then Chanote copy of both sides if company then DVD proof of such. This is just the Phuket office requirements. Others may differ wildly.

Oh I forgot the “power of attorney” form if the owner isn’t with you at the time of filing. You also need the 10 baht tax stamps attached for that form.

except if you use Chiang Mai or Jomtien. They want a actual TM30 receipt

- when you say a TM30 receipt can you clarify where this is obtained from ? I simply print screenshot of TM30 search result which confirms the person is registered on the system. I have submitted to Jomtien in the past with no issues.

A TM30 is a paper form that you file at immigration. At the bottom of it is a “receipt” part where the officer fills out and stamps. This part is usually affixed to the back of your passport.

The name has stuck with the advent of the online variants like web or app. These don’t do receipts so generally a screenshot suffices. I was told recently the Jomtien office requires the paper receipt. I’ve never used that office so I’m not sure if that’s the case as of today.
