Do you need a 12-month lease to get a residency certificate in Thailand with a Type-O visa?

We'll be coming over in a few months on Type-O visas. I keep seeing people say you come over, you get a residency certificate from immigration, and you open a bank account. Don't you need a 12-month lease in there between arriving and getting that residency certificate? Can you actually get it with just a hotel address?
Answer summary
When entering Thailand on a Type-O visa, there is confusion regarding the requirement of a long-term lease to obtain a residency certificate and consequently open a bank account. While immigration offices may have varying requirements, generally, a long-term lease is not mandatory for the residency certificate; some offices may only require a TM30 form. However, banks often have their own requirements that can include proof of long-term stay, like a lease, especially at specific branches. Some expats have successfully opened bank accounts with just a hotel address or a 6-month lease, while others have used agents to facilitate account opening without long lease agreements.

Getting a residency cert from immigration does not guarantee that you will get a bank acct it depends on the bank branch...some banks like kasikorn and SCB needs a 6mth/1yr lease.....I've open bank accts with both without the residency cert but with my nonO and 6mth lease ....u need to hop around a bit some branches are more lenient and some are strict.....best is to visit braches that is foreign friendly and deals with foreigners alot if you dont speak thai

Its not the immigration that cares about where or how long you live here, its the bank that depending on branch, mostly want to see a prove of longterm stay.

I know that, what I meant was according to the question if the immigration has to have a longterm lease for CoR and no they don‘t but the bank could ask for a proof of longterm rent

Sue Heimchen if you do not have a longterm rental contract, then just use an agent to get the bank account opened, for 5000 Baht most agents in Pattaya will get you a bank account opened if you have the correct Non-Imm-O Visaclass, even on a Hotel TM30. Why scare people off when agents do this by the dozens every other week on hotel TM30 ?

Yes, and that you can get from day 1, doesn’t matter if you staying in a hotel or renting somewhere!

Each immigration office sets their own requirements for everything, including residence certificates. Some might require a lease, but most only requires a TM30.

because this is just the way Thai society works. It's the same with the embassies, same with DLT offices, same with the banks, it's just the way it is there.
