Question ? regarding retirement visa , married to a Thai . So I only need the 400,000 baht and understand the application process however initially will live in her Family Home while building a house ( already own the land in her name ) both currently in Australia working ATM so how do I provide a “ residency certificate “ if using her family home as an address as there won’t be a lease or documents to open a bank account ? Is there a form or ? Thanks 🙏
Answer summary
The user seeks guidance on obtaining a residency certificate for a retirement visa while living in their Thai wife's family home without a lease. Community responses clarify the process: to register for residency, the user needs to provide identification and proof of residence, typically through their spouse's documentation and family house book. It is also emphasized that being married to a Thai does not change the financial requirements for a retirement visa, which still requires ฿800,000 in the bank, whereas a marriage visa reduces this to ฿400,000. The discussion underlines the necessary steps and documentation needed for establishing residency and opening a bank account in Thailand.

You need 800k initially once you get a 12 month extension then the amount reduces to 400k, with a marriage visa.

A retirement visa & a marriage visa are two different things! You either have one or the other … I have the marriage visa so I don’t have keep 800k baht sitting in the Thai bank. The extra paperwork is not a big deal for us …. And if immigration comes for a home visit we don’t care we are always home 😂

The owner of the family home will register you TM30. You are required to report every 90 days, immigration will make a home visit to verify you live in that location 🤷‍♂️

It sounds like you are trying to create a residence in Thailand while you are remotely living in Australia… I don’t think you can make that work … & visa’s don’t combine nor can you change a visa from retirement to married or in reverse of that 🤷‍♂️

You mention a retirement visa. And being married with 400,000. A marriage visa is 400,000. A retirement visa is 800,000. Being married has nothing to do with retirement visa

A lot less paperwork to do a retirement visa, but have to put 800,000 in the bank, but don’t need marriage certificates certified, translated and registered. Photos of residence and regular checks of on ongoing marriage.

John Tidona a type of retirement (over 50) visa which gets a 12 month stamp on entry but has more requirements to meet than the Non-O

BeautifulBee8997 It’s the additional annual hassle Kevin is referring to. Usually more hoops to jump through for the extension with a marriage visa as opposed to a retirement visa, if you’re eligible.

When I got a resident certificate in Buriram, I gave the immigration my passport, my wife gave them her id card with our address on it, and they asked what I needed the certificate for. Got certificate in about 10 minutes. One thing, check that the spelling is correct. If your name or anything else is incorrect, it won’t be accepted.

As well as above, go to the local district office and register your marriage - KOR ROR 22. This will pave the way to getting your yellow house book plus your pink ID card.

First step; apply for the appropriate Non-O visa in your home country.

Step 2; Arrive in Bangkok. Go to the place you will be living.

Step 3; bring your wife and the owner of the house book (blue book) to your local immigration office and register yourself as living at said residence. Oops, at least 2 copies of your visa, passport and house book. Get a residency certificate from immigration.

Step 4; Take wife and house book owner to lunch and thank them for helping you.

Step 5; go to any bank (except Bangkok Bank) to open a bank account.

Step 6; get the 400k in your account within the first 2 weeks but no later than the first 4 weeks because the money has to be in the bank for 60 days or no 12 month extension.

I hope this helps

John N Kwan If the marriage was in Australia then there are steps that should be undertaken in Australia to get the marriage verified by the Thai Embassy before travelling to make things easier when in Thailand. Don't forget a Thai sim registered to your passport for the bank.
