A question for those who have a retirement visa and are living in Thailand. Do Immigration send anyone around to check that you are at the property? And, if so, do they inform you when? For the Non-O spouse visa they do this but I’m not sure about the Retirement visa.
Answer summary
The responses indicate that whether Immigration conducts checks on properties for Retirement visa holders (Non-O visa) varies significantly by location and individual immigration offices. Some expats report regular visits and checks, while others state that they have never experienced such visits during their long-term stay. Generally, checks involve a brief verification to confirm residency, and many expats have not faced any issues if they comply with regulations.

I’ve had a house in Rawai, Phuket for 20 years. Immigration has never come to our house. They did do a Line video call my last two times that I changed from visa exempt to O based on retirement at the Phuket office. It seems as they just might know who I am after 20 years. Especially when my landlord, whose uncle is the mayor of Rawai, went into the office and talked with them about how to make it easier for both of us. They were very friendly to me after they had a chat.

I personally recommend retirement visa , & no the immigration do not send people around, I've been living in on retirement visa for 2 yes now, & no problems.

I live in Surin province, away from tourist area's , makes it a no problem area with officials.

They sometimes get to know you, just make sure U keep up to all their requirements, that's makes it a no problem situation. I have never been asked for visa check in 2 years.

All good

Oh wait, he was admiring the mini-excavator I bought to work on my yard and install a koi pond. No longer need the excavator and offered to sell to him. He said he needed to talk to his wife and would get back to me but waited too long. I just sold the excavator 4 days ago and haven’t seen him since 🤣🤣🤣

Songkhla sent a police officer round the first time I applied 4 years ago. The issue was we were supposed to get neighbours to also verify we lived at the house. Unfortunately we don’t have any close neighbours. Since then every renewal they just accepted photos.

I'm on Retirement Non O and they came to visit me at my condo. I've got a call in one morning and they came on noon time. Took a quick look at my room, asked few general questions, took photos with me and my passport and leave. They were very polite and friendly. Total 20 minutes.

Max9378 To me scary, unless the person is hiding something.
Max****
Max****
Nothing was scary, at least not for me. It wasn't a room search, more like a brief check that I really live there. They did the same thing with two other farangs who live in my area.
James **********
James **********
Max9378 What's the reason for doing this? Does it matter where you are living?
Max****
Max****
James Anderson I didn't ask why. I assumed it was just a check to confirm that I actually live there. Since I'd already read a user's report about it in this group, I wasn't surprised when they came. They also checked two other farangs who live in my area. Not a big deal.
John **********
John **********
@James *********
you supply the address you live at when you apply, which must match the address filed for you on the TM30 system. They're really just verifying the information you provided
James **********
James **********
@John *********
that's wild to me that they have to know where you're living at all times
John **********
John **********
@James *********
of course your allowed to move. Every time you go and stay somewhere else the person responsible for where you stay is obliged to inform their local immigration office that you are there
James **********
James **********
@John *********
so you're not allowed to move? Or you need to let them know when you do? And that's a big deal?

Varies by immigration office. Mine has done it for the last 3 years, and I had an additional visit in the middle when I switched to doing my 90 day reports online. 2 of the visits I had phone calls after the visits were completed and 2 no phone calls at all. But they are supposed to call before they visit
