TM30 resubmission after domestic hotel stay?

Hey, been here a few weeks on DTV and sorted out my rental condo, and my TM30 has been processed. All good.

My real estate agent has just told me that if I now stay in a hotel within Thailand, I need to redo my TM30 for my condo address (with a fee to the jurisdic office for processing). It makes sense to do another TM30 if I leave the country and return, but I wasn’t aware about domestic travel as well?

Does that sound right? Can anyone with knowledge about it let me know? Cheers.
Answer summary
The requirement to resubmit the TM30 after staying in a hotel domestically in Thailand can vary by immigration office, but many expats report that it is often not strictly enforced. Although technically, a new TM30 should be filed each time a foreigner stays at a different location, many residents have successfully traveled domestically without updating their TM30 as long as they return to their registered address. It's important to verify with your specific immigration office or real estate agent for their policies, as some may charge for the submission.

One thing that hasn’t come up in this thread yet: the rule changed in 2020. Under the Royal Thai Police notification published in the Royal Gazette on 16 June 2020 (in force 30 June 2020), the landlord does not have to file a new TM30 every time the tenant comes back - as long as you return to the same address within the period of stay stated on the original TM30. That covers short trips within Thailand, and by its wording it also covers re-entry on a re-entry permit or multiple-entry visa.

The catch is technical rather than legal: the hotel files its own TM30 for those nights, and that becomes the most recent address on record. That’s what tends to trip up the online 90-day report, not the law.

Has anyone here actually dealt with this at Chaeng Watthana (Government Complex Building B, Lak Si)? Specifically: after one or two nights in a hotel inside Thailand, did they ask for a fresh TM30 from the landlord, or was the original one accepted?

I go away every other weekend on motorbike to somewhere for a night or 2 and in 8 yr I've never done a tm30 if inside thailand, only if I leave thailand and come back, not saying its correct but never been pulled up once at immigration or elsewhere.

Bit of nuance required here.

Technically, yes, after returning to your residence a TM30 should be filed again but this is not practical.

Realistically the only time you will need get a new TM30 filed following a hotel stay, is if you need to use Thai Immigration services for anything. For example, you have a valid TM30 for your residence but decide to spend a few days in a hotel. If following that stay your 90 day report is due, you should file a new TM30 for your residence. So, on your visit to immigration for your 90 day report, there is no conflict between the TM30 and the address you are reporting at.

If you do not need to visit immigration don’t worry about updating TM30.

Office dependant is a valid comment but personally, I prefer to have an up to date TM30 for any visit to immigration. It just saves any potential confusion. In my experience asking at the office for clarification often results in different information depending on the day and who you speak to.

Anonymous participant 821 but in Chiang Mai, that is not the case. If I go to Bangkok or another place in Thailand, my TM30 does not need to be updated. This is confirmed by both my agent and by the fact that I have reported to the immigration office for 90-day reports two times and to extend my visa one time. My agent has confirmed no need to update in Chiang Mai for domestic travel, and I have literally asked at the Chiang Mai immigration office two times already this year.

Legally you are required to but some immigrations don’t care. Personally, I lived in Thailand for over 10 years and never did it. Never had any issues.

You don't do your TM30 its the place you stay that does it. Its free the agent is trying to rip you off the same as they did when they did your dtv

some agents may charge a fee for additional TM30s. The ones I have had in Bangkok, Chiang Mai, and another location do not charge for updating my TM30. You need to make this clear up front.

Every time you stay in a hotel they are required by law to fill out a tm30. Unless your condo files a new one when you return your last hotel stay will be what shows up as last address. No one should charge you to do this it is a legal requirment for them, not you according to Thai law.

In bkk at CW they allow in country trips with no new TM30 as long as you return to the same residence

But every immigration dept is different

Office dependent, but technically you are supposed to everywhere. Some offices are just more slack about it.

There is no downside to getting it done every time you return from somewhere.

Ask your juristic office for documents so you can register it yourself if they charge a fee. Because that is BS, honestly.

there's a downside: I for example, visit hotels more than once a month, every month.

it takes 30 seconds to do yourself if you get the documents to do it.

I think it's office-dependent. In Chiang Mai, my agent told me there is no need for domestic travel. I never did it twice this year, and there were no consequences whatsoever. However, when I travel overseas, she immediately updates my TM30 as soon as I am back. If your agent says it needs doing, let her do it then.

Not really I’ve travelled everywhere domestically and never found and I don’t when returning as I’m going to the same address but that’s with a non-o extension not a tourist visa

Depends on the immigration office you use as to whether you’d need a new TM30 after staying in a hotel. But 100% there is no way a juristic office should be charging you for anything. It’s up to the property owner to file TM30s. It’s on them. If they don’t it can cost them 10,000 baht for failure to notify of a foreigner staying on their property.

Yes, every time you are registered by another establishment as staying there, once you return home or stay somewhere else the documentation has to be resubmitted. Otherwise they don't know where you are
