I have previously done a TM30 and TM28 while renting.here in BKK. I have now purchased a condo (in BKK). Do I need to do the TM30/28 again and take them to CW, or can I just register online (or Section 38 App) with the required details and docs. I have not yet moved in.

TLDR : Answer Summary
The user inquires whether they need to file TM30 and TM28 again after purchasing a condo in Bangkok or if they can simply register online using the Section 38 app. Responses indicate that while online registration is an option, it can take time to access. Thus, they recommend visiting the Chaengwattana immigration office in person to file a new TM30 instead.

All you can do is wait for you to get approved and get the user name and temporary password THEN use the system.

you register to use the online site or the application they send you an email to confirm your email then they send you a user name and temp password, you go into the system and change your password THEN you can use it to register yourself on the TM.30 program

It takes a while to get to actually be able to use the online systems so I would say GO in person the Chaengwattana immigration office Section B and file a new TM.30.
