Hi everyone! I’m little confused on the TM30 process and wanted to see what others have experienced.

I’m currently on a DTV visa in Bangkok. I left Thailand to Vietnam for about 2 weeks, then came back to the same condo and received a new entry stamp. I recently heard that a new TM30 must be filed every single time you leave and re-enter Thailand, even if you return to the same address, otherwise there can be a fine. (I have a TM30)

What’s confusing is I already got a residence certificate after returning from Vietnam and immigration never mentioned my TM30 being an issue.

Are you guys re-filing a TM30 after every international trip now? Or does it depend on the immigration office/officer? Curious what everyone’s experiences have been lately. TY
Answer summary
The TM30 process can vary based on the immigration office and individual circumstances. Generally, it is advised that a new TM30 be filed when you return to Thailand after an international trip. However, if your landlord filed the TM30, they may handle it without your need to file again if returning to the same address. Some expats report varying experiences, with some immigration officers stating that re-filing is necessary only in specific situations like changing addresses or passports. Overall, maintaining clear communication with your landlord and immigration is key.

Don't listen to this specialist, keyboard warriors, as you got a residence certificate already this means you status of tm30 is correct, otherwise you wouldn't get it. But all the posters here don't have a clue about this stuff

Officially you have to submit a new TM30 every time you return to Thailand or stayed at another address (hotel for example) inside Thailand which should be done by the landowner or hotel.

Legally, if you travel anywhere and return to the address that you were residing at previous to travelling, within the check in - check out dates, that have been registered on a TM30... you do not need to re-register, (as long as all previous info is the same). However, some IO's will request a more recent TM30 if presenting a copy during an interaction. I reregister only once a year.

When I spoke to immigration officer in Pattaya 3 months ago, they said you only need to update if there's a change, i.e. new address or new passport.

Martin Baker that’s what I’ve been told, but I guess it depends on the IO because it can be

. I didn’t have an issue applying for my residence card to get my license (keep In Mind I left the country and came back and didn’t apply for new TM30 & applied with the old one) but then my girlfriend got fined because she didn’t update her TM30 💩 we have a one year lease at our condo. So the address is the same

I think it varies

Particularly with what END date is put on your TM30

By your landlord / condo manager etc . ( on your rental agreement )

I have a Non-O

I have a TM30 with my current address stating my lease is ends March 2027

From my last 90 day check in until now , I’ve been to Isaan twice and a few other provinces

I did my 90 day in person a few weeks ago

Nothing is ever asked for or questioned

Travelling within country I normally just use my drivers licence instead of passport . Seems to work ok and yes i know my passport. Number is on licence

in case if you have to do visa or extension 90 day and if the immigration officer see your entry stamp which not match to your TM.30 then it might issue. Normally if you rent the landloard will register your TM.30 for the first time you check in. If you go in and out more later then you probably have to do TM.30 by yourself (Depends on your landlord)

I notify my condo landlord and they file a TM30 and send me the receipt

It depends on the immigration office but are you sure your landlord didn't file one for you? It's his responsibility.

My landlord issued a TM30 for the duration of the (annual) lease which was approved (and stamped) by the IO upon inspection and supported by the lease agreement.

Rok Ziherl that’s the situation I am, do you still need to notify and get a new TM30? Seems excessive but I’ll do it. I travel often lol

This goes for inside Thailand as well. For example you leave BKK and check in a hotel in Phuket.

TM 30 must be re submitted upon your return . it’s a pain but sadly it’s a must.

Hi Isaac, where we are( Phuket) I was personally told by the officer that whenever you leave your place, upon return you must report that you are back meaning my landlord must re file the form. This only affective if the hotel/ airBNB actually does their job of reporting. If they didn’t bother then there is no need for you to re-file( mind you that all landlords must report of foreign visitors staying even if it was just for 1 night)

Hi Gary, ( unless the Hotel didn’t actually do their part of reporting the TM30. Because if they did, your last known TM30 is still at the hotel.

This could cause a problem when reporting the 90days.

Gary Colclough Most Hotels normally file automatically, but it is the responsibility of the landlord to to file TM30, as their details are needed in the filing.

Jittima Botes interesting! So even tho I have my lease for the condo I am renting & my TM30 form, you still have to get another updated TM30 from your landlord when you leave?

Jittima Botes I had to do one when I left for Vuetnam for a few days but last week had a night in a hotel and was told a new one wasn't needed

There are some office variations, however, the exception is when you come into the country, when its neccessary within 24 hours
