TLDR : Answer Summary
When re-entering Thailand on a Non-O immigrant retirement visa, your 90-day reporting period begins upon entry. Although you are required to report any address changes, you may not need to inform immigration of a new address immediately; instead, your real estate agent should submit a TM30 on your behalf. You will then report your 90-day stay with your new address after the TM30 submission. It's also advisable to check if a TM28 form is needed if changing your primary address.

Hi I know that my 90day reporting starts from the day I arrive back in Thailand so my question is that do I have to inform immigration off my new address in my new condo as I know the real estate agent is required to submit a TM30 when I check in

, it doesn't matter if you or the PIC of your accommodation would submit your TM30 as long as you get TM30 receipt with the new address.

ok but after I get a copy of my TM30 do I need to go straight to immigration or can I wait until my 90day reporting is due???

, I'm not sure what you think to go straight to immigration for after you get a TM30 receipt. You do a 90-day report during the reporting window.

As long as you get a TM30 receipt, I don't think there is anything (regarding TM30 and 90-day report) to do with the immigration office other than a 90-day report.

your 90day reporting is to inform immigration of where you are currently living so as I have moved address from the last time I did my 90day reporting I think I will need to take my copy of my TM30 to show immigration or do I not have to take it with me

, it's not correct. 90 days report is to notify only that you are staying inside Thailand for consecutive 90 days and nothing else.

"to inform immigration of where you are currently living" is done by TM30.

You may need TM30 when you do 90-day reporting.

Your 90 days counting starts the day you etner Thailand as day 1 regardless your address. Once you moved you must submit TM30, then you will report your 90 days with a new address.

In some provicens, TM28 might be required if you change the primary address. Better to check with them if you need TM28 as well.
