Technically yes, if you are renting it with her then the landlord should be filling out the TM30.

In practice, will it have any affect on you, no it won't, especially if you have no reason to visit immigration like to get a certificate of residency etc etc

Officially yes but practically no. If you have no reason to interact with immigration while in Thailand you will have no issues.

Chris Gibb Correct if he has a re-entry permit, but you do not get a re-entry permit with a METV.

Basically it’s the condo owners responsibility to register a TM.30 for you as tenants within 24 hours of arrival and if you’ll formally need to update or register a new TM.30 each time you re-enter to the same address depends on local immigration practice.

Yes anytime an alien arrives from an overseas destination the housemaster must put in a TM30 if they stay overnight

Mitigating factors

If you’re registered to that house and you go on a short in country trip you don’t have to re register once coming “home”…

most places like Bangkok allow this, some immigration offices might have their own rules
