So how does it work if you have a usufruct agreement and you have a house built on the land and registered in your (farang) name who issues the TM30 yourself or the land owner?
As far as I understood: if you register your house in the TM30 system you can issue that by yourself, but it is even possible that you might not need to do this anymore if you have your house registered as a permanent residency.
it depends on your Immigration. I got a yellow housebook and pink ID-card, my Immigration wants me to report back for a new TM30 every time I return from abroad. I however would have stayed a few nights in a hotel in Bangkok coming from abroad, before I return to my Isaan address, which means the hotel's TM30 will overwrite my existing TM30 from before. So it is quire understandable why they want me to report back

the local District Office is geared towards Thai Citizens with Thai Citizenship, or those foreigners with Thai Permanent Residency, and foreigners who are Stateless or without any Thai Household Registration Status vs. Thai Immigration who deal with foreigners who use their foreign passport to make entry into Thailand or already made entry into Thailand with their foreign passport
So my wife as the house owner/landlord has to issue a new TM30 every time I re- enter the country from abroad within 24 hours??? Isn't it enough that the Thai ID shows the registered address?

how does your ID card let immigration know where you are? Your ID card doesn't have gps in it. TM30 is not about an address, it's about tracking your location when you move around the country.
Detlev Goj you can get your wife's house registered in the TM30 system with a blue housebook number and also on a yellow housebook number. Just register the house, you will be given a log-in ID and a password. From then on you can report yourself back on a new TM30 every time you return from an abroad trip
Yet last year people were reporting being fined by Jomtien immigration for failing to file a new TM30. They can change any time they want. TM30 takes 30 seconds online, should just do it everytime you return from overseas.
