What are the steps to obtain a residency certificate in Thailand while renting a condo owned by a deceased friend's cousin?

Some advice please?

I'm moving to Thailand next month and renting a condo at Centric Sea. The condo is owned by a friend who recently passed away but left the condo in his will to my cousin who resides in the UK. We are currently going through the Thai legal system to have the property transferred to my cousins name.

I intend to apply for a residency certificate but I only have a rental agreement drafted by my cousin who is not yet the owner until late September /October after the court hearing. I believe I need this certificate to assist with opening a bank account, visa extension (12 month) and driving license applications.

My concerns are that when I apply for the residency certificate my cousin has not informed them of them of me moving into the condo and risks either her, or both of us being fined........?

Can someone please advice me of the best way to approach this as I wish to try and avoid any fines to myself or my cousin?

The Condo lease will need to be in the Thai language - in my opinion.

- The Krabi Immigration office insists on a Thai language lease or you don't get the Certificate of Residence... same for most others processes there. The lack of consistency from one office to another is the problem.

No the lease can also be in English too for a resident certificate to be issued.

But some immigration offices might just look if you have a tm30 there

A paper from Immigration or your Embassy stating your current visa status and your address. Mostly time named a Certificate of Residence.

Even with your cousin as executor she has no right to do any legal work in Thailand. Visit the Thai lawyer and let him explain how to deal with this.

Yes, but she is in England. so she is not available to sign as you told. And a friend of a deceased person even when a person named in the will is a cousin can not sign any papers in the deceased name in Thailand.

I understand, but to sign papers in name of the deceased you must have a power of attorney to do things.

Than the Thai lawyer know how to solve this problem, properly with the use of a power of attorney with specific text on what you can do.
