Planning a Non O visa based in Hua Hin, but I would like to travel to see more of Thailand. Can I offer TM30 forms as a record of my travel or do I need to have a long lease somewhere I might not be staying?

For reference, I drove 7500km around the gulf last year on a 60 day tourist visa. The travel and people was great, but to a need to have an unoccupied "home base"?

Cheers
Answer summary
The discussion is centered around the Non-O visa held by expats in Thailand, particularly regarding the need for a long-term lease while planning to travel. Several commenters clarify that with a valid Non-O visa, one can travel freely within Thailand but must be aware of TM30 reporting and 90-day reporting requirements. It’s suggested that having a home base with a lease might be beneficial for managing immigration requirements efficiently, particularly when applying for a one-year extension. Concerns about conflicting information in visa processing and travel documentation are also expressed.

If you are living inThailand on a O-visa with a 12 month extension of stay then you shouldn't need to keep registering a new TM30 when traveling within Thaialnd but be aware if you register in a hotel with your passport they will probably report your stay to Immigration and you may need to do a new TM30 when you get bck to your registered address but it does depend on whiich Immigration office you are using. As already stated you will still need to do the 90 day reporting either on line or back at the immigration office you are registered at, I don't think you can do a 90 day reporting at a different office but I might be wrong so check with your local office to make sure.

Reading through all these comments is what is putting me off of applying for the Non-Immigrant Type O visa. Loads of conflicting information and it sounds like a complete ball ache to get the 1 year extension and maintain it. It's an overload of conflicting information.

90 days reporting? TM30's? 1 year rental agreements?

I'm sure it's a lot more straight forward and makes sense if you have already done it, but I'd guess to many first time applicants like myself it sounds daunting and overwhelming with lots of contradictory information.

Mark Shaw non of these tasks are daunting. With a Non-Immigrant O Visa that you procure from anywhere outside of Thailand. Arrive with that and you have ample time to decide whether you want a Retirement Visa, DTV, Marriage or whatever long-term visa you want. Most long-term visas require a deposit of 800k baht or proof of 65,000 baht monthly coming into a Thai band account and you can only get a bank account with the Non-Immigrant O Visa. 90 day reporting barely and inconvenience (4 times a year) and takes minutes. TM30 Forms are the responsibility of hotels, resorts, landlords, etc. It's really not all that difficult but if you want to hire an agent to do it for you...there are hundreds who would oblige you. Relax man...it's a small price to pay to live in paradise.

my point is: If you are caught out on a missing TM30, all you get is a 2000 Baht fine. Or if you are missed out on a forgotten 90 days report, it also only results into a fine. . .The thing is, that nobody is going to find out you forgot. . . . And NO expat has EVER gotten a 1-year extension of the stay perMit revoked for missing out ONE of these two duties. Somebody must have scaremongered you

Stu Bond I do not understand what obtaining TM30 accommodation reports have to do with everything in your plan.

*** You obtain a 90-days Non-Imm-O Retirement Visa before you wing your way to Thailand. In the e-visa application, you can name any hotel address as your first stay.

*** you enter Thailand, you get stamped in for a 90-days admitted stay permit. The Non-O Visa will become invalid for further use.

*** if your plans consist of applying for the 1-year Extension of the Stay Permit based on Retirement, you have only 90 days to comply with the requirements to the “extension”

(which is NOT the wrongly called “retirement visa” but just a 1-year extended stay permit)

You would need to immediately get your Thai bank account opened and transfer a minimum of 800,000 THB into it, because the required deposit needs to have “seasoned” in the account for 2 months on the day you apply for the 1-year extension.

(as an Australian citizen you cannot use the “65,000 THB income method” in the first year)

*** So, in order to get the bank account opened, ANY accommodation (hotel, resort, condo rental) that registers you in the TM30 system, will enable you to receive a “certificate of residence” from Immigration, which you need to get the bank account opened. Other requirements for this is a Thai SIM-card registered to your name and passport number.

*** should you meet inconsistent, stubborn and unwilling bank staff, don’t keep trying but use an agent to get the bank account opened. In Pattaya, any agent will get a bank account for you within 2 days for a service fee of like 5000 Baht.

*** once you got your 1-year extension of the stay permit based on retirement issued, you are free to travel around Thailand until your pants catch fire.

***any TM30 registrations (even when some landlords and hotel forget them) and the 90-days report duty will not affect your 1-year stay permit

OP
Greg Alexander thank you Greg. You managed to understand my question and cut through the contradictions.

For others who "Did not understand" I was asking if I needed a rental agreement on a property I was going to leave empty while I travel, or if other travel docs would do, thanks for playing.

Seems I will be visiting an agent when I arrive with a Non O in my hand.

Not really sure what your question is. A Non-O visa is a 90 day visa on which you can get a 12 month extension of stay, once you have the extension you are no longer on the visa. I'd get that 1st extension where you have your "base" but you are also free to travel as much as you want. But bear in mind every where you stay should file a TM30 to inform the authorities you are staying there and if you need to interact with immigration where the most recent TM30 is filed is the immigration office you should use

Offer your TM30s to who and for what reason?

A non o visa lasts for 90 days …. U can travel where ever u want . When u stay in a hotel or guesthouse they take a copy of your passport to register you there ( tm30 ) ……

You can travel, but the challenge will be 90 day reports and new extensions. You can do the 90 day online if it works for you, or by mail. If it doesn't, you'd likely need to use your current location and a new TM 30 corresponding to that location for your 90 day report at the immigration office in that area. And for new extensions of stay, you have to have a home base to point to, probably with a lease to show depending on which office. Don't need to keep it, I imagine, but you'd have to work it like going back to Hua Hin for a few weeks at your extension timing to get the lease, bank paperwork, etc.

Anthony Lawson I'm presuming he's planning for an extension of stay on the non-o. If not, it's a moot point to even ask the question.

Joel Ward only when he gets issued the 1-year extension, Immigration is going to clip a 90-days report notice into his passport

Not sure what you are saying. You don’t need to collect TM30’s. If you have a Non-O, then you have a lease or long term place to stay because your Non-O won’t allow you to check in at various immigration offices from what I understand. Each immigration office is on its own, part of the whole country but not transferable to any other immigration office. Just like banks in Thailand. Each bank in a certain brand of banks is completely on its own and related to the other bank branches in name only.

You need to apply for a Non-O before you get to Thailand - part of the 90 day requirements is getting a long term lease ( bank accounts won’t give you an account with anything less than 6 months lease )

Ant W Tailor bullshit, you don't need a long term lease

If you keep away from Bangkok bank

Probably not needed

Ant W Tailor this is not true. You do not need a longterm rental contract in order to get a Thai bank account opened. All you need is a certificate of residence from Immigration, which you can theoretically obtain while you are staying in a hotel. Or, preferably. a 2-3 months rental contract. However, a 6-months lease was NEVER a requirement, this is something bank staff pulls out of their dirty noses at random
