Please let me know if this is doable. I have read so many different things about Visa. Can I fly in with just my passport, get 30 days. Get a lawyer , open banjk account, deposit 800,000. baht. Find a 6 month rental for an address, get health insurance and before 30 days are up apply for another visa,, then get retirement Visa after that? Without haveing to leave first? I am over retirement age. Thank you.

If you decide to buy a condo later you can find a lawyer for that, otherwise you are wasting money, but that's up to you.

I was told by two different immigration offices, Mae Sai and Chiang Rai that you can’t get a 90 day Non O visa (with the intention of extending it for retirement) in the country. You have to leave and apply for it outside the country. So I am always puzzled when I read some of the advice given here.

maybe, I don’t know. I had been extending my Non O visa about 15 times. Anyway I got a new Non O visa in Laos. On more than one occasion I have had three different answers to the same question from Mae Sai and Chiang Rai immigration. There was no language barrier or misunderstanding.

The officer in charge at Mae Sai has known me for years. When I asked if I could just start again with a new Non O he looked at me in amazement and said that there was no way ever to get that in Thailand. I'd had the 800K in the account for five months by then. So I called in at Chiang Rai, on my way to Laos and the lady there who checks the docs said the same thing. I'd love to know why they didn't just give me a Non O visa? Anyway Laos was great.

. I’ve been here on a Non O with retirement extensions for 15 years. Original Non O from Brisbane. I had let the balance drop below ฿400K ( not knowing the new rule) but it had been back at ฿800k foo5 months when I went for another year’ retirement extension. This was refused and both immigration offices said you can’t get a new Non O inside Thailand. They had never heard of such a thing. Anyway I had a lovely long weekend in Vientiane and I’ll go back to Laos again for sure.

in your case you couldn't because you weren't on a visa, you had been on an extension of stay which ended when you didn't meet the rules for that extension (your money dropped below the required amount) so you weren't even on an extension. In reality you were on overstay from the moment your money fell below the required amount. In order to get a Non-O visa inside Thailand you need to be on a visa that you can convert to that which is why they told you to leave and return.

ONLY at the Pattaya/Jomtien Immigration, they ask for a 2 month seasoning of the 800K when you initially apply for the Non-Imm-O visa (process called "change of visa type" from a visa-exempt or tourist visa to the 90-days Non-Imm-O visa) On other immigrations, the 2 month seasoning is only asked for when you apply for the 1-year extension

You'll need a minimum 15-21 days left on the stamp to apply for the non-o based on retirement

Get a bank account deposit 800k (pay an agent for this)

Get accommodations address registered tm30

**health insurance not required

2) apply for a 90 day non-o visa based on retirement. 2000baht

Season money in bank for 2 months.

3) apply for the 1 yr extension of stay 45 days or later into the 90 days (you can apply last day not recommended) 1900b

If you qualify for the visa/extension there is no reason at all to use an agent.

But some like to spend money on convenience and that's okay too.

yes use an agent to get bank account, the fastest way to do it.

In theory if you spent time and hit enough branches you will eventually get one.

Timing is critical for this, so it makes sense to use an agent once.

I have been there; I also have spent 40 years going to Italy every two years for 6 to 8 weeks. I was my number one choice because of the locals there. But I also loved Thailand. In the end I decided on Thailand. I want to move and retire there. But I want to do it all in one trip. I am use to heat and humidity. I live in Southern Florida. Lots of rain here also.

"if you qualify" hopefully means that you don't need an agent to front you in not having the 800,000.- THB, but that you can transfer your own 800.000.- THB from abroad to your freshly opened Thai bank account . . .. . NEVER enter the "agent carrousell" if you can avoid it. You can ask them for support during the process, but don't allow them to bribe Immigration officer because you cannot show your financial proof
