TLDR : Answer Summary
You can extend your 30-day tourist visa for an additional 30 days at the immigration office in Thailand for a fee of 1,900 THB. After this extension, typically, you will not be able to extend again without leaving the country or applying for a different type of visa, such as a long-term retirement visa, if you qualify. There are also COVID-19 related extensions available, but these depend on the discretion of the immigration officer at the time of your application.

I understand visa exemptions but the question posed was about a 30 day visa so just trying to clarify that the question was directed to a visa or a visa exemption. Thanks
what you WANT to do and what you can legally do within the framework of visa extensions are two completely different things ๐ฎ
So while you might want to stay here for 4 months it sure sounds to me like you didn't really plan it out all that well.
At this time you are not here on a tourist visa but on a 30 day visa exempt entry <- which means you showed up here without having bought a visa from a thai consulate in your country before you winged your way here but because of the country your passport is from you were stamped in for free for 30 days on a visa exempt entry.
Be that as it may you can apply for ONE 30 day extension for 1900baht at the immigration office taking you to 60 days.
Now you MIGHT <- as in maybe after that 30 day regular extension be able to apply for a 60 day unable to travel due do covid extension BUT that is totally going to be up to the office and in some cases the officer you're sitting in front of when you apply. BUT until you slog on over to your immigration office and talk to them you won't know if you can or can't get the covid extension.
I'm sure there will be other options, ie your original 30 day, +30 then a 60 day covid. But there are better guys than me here that can direct you better ๐

On a 30 day visa exempt , you can get one 30 day extension of stay based on tourism. After that you will have to apply for another visa or extension of stay inside Thailand that you qualify for or leave the country.
BUT if you want to go the "in-country Non-O visa based on retirement" route to stay longer, you will have to contact your local immigration office to see if they would sell you an in-country Non-O visa for that purpose, and if so, how much time you need remaining on your current stamp.
that you booked and paid for a condo doesn't have anything to do with whether you can get extensions on your current entry stamp long enough to stay until that lease runs out.
