I’m looking at the non-o retirement visa. My concern is that I have to renew it annually? An it be renewed online or in person? Why is it annual?
Answer summary
The Non-O retirement visa allows holders to stay in Thailand for an initial 90 days, after which a one-year extension of stay can be applied for annually. The annual renewal, known as an extension of stay, requires an in-person application at an immigration office and cannot be done online. This process includes a financial requirement where applicants must prove a monthly income or a fixed deposit in a Thai bank account. The need for annual renewal reflects Thailand's visa policies for foreign residents.

BANGKOK, Thailand – Following a Cabinet resolution dated 10 February 2026, which acknowledged a package of visa measures and guidelines proposed to promote tourism and stimulate the national economy, the Thai government has approved a series of initiatives, including visa exemptions for nationals of 93 countries, the introduction of the Destination Thailand Visa (DTV), the expansion of the ED Plus visa, and the consolidation of Non-Immigrant visa categories from 17 codes to just 7.

It's a one year extension which makes it annually 🤷

It's a 90 visa with a 12 month extension so the 12 month extension has to be renewed every year, first 90 day reporting has to be done by a person, the rest can be done on line every time you leave Thailand the 90 days are reset on your return

You can't renew a visa. What you do is apply for an extension of stay. This is done each year, as you're only a temporary visitor

Re: non O: just coming as a tourist, now that the 60 day visa exempt plan may revert back to 30 days, is this the best visa for coming to Thailand without trying to extend for a year?

I used this method when one could use an affidavit for proof of income before COVID (US citizen).

I have the annual income and an active BKK Bank account for over a decade but don’t want to transfer my monthly Social Security to Thailand as I don’t plan to live year-round but visit for 6 months or so as a base, traveling in and out.

I am in my home country (US) currently and would not be coming to Thailand until September or October. I left in CM in December.

In 2005 I maxed out the 6 months allowed including one extension, using the Visa exempt option.

I was in and out as a base but spent months in Malaysia, Taiwan and Europe between visits. Would like to continue this option.

Thanks for your input as I see many informative posts that update my general knowledge of the changes that frequently occur.

You cannot just get a Visa once and then stay forever without any more trips to Immigration
Greg ***********

Nigel Q. Reynolds the Non-Imm-O Visa will EXPIRE upon entry. The visa will become invalid. The only thing that allows you to stay in Thailand is the STAY PERMIT you got stamped in and later got extended for one year. You are NOT in Thailand "on a visa", you are in Thailand "on a stay permit". A stay permit is not a visa. And this one-year stay permit must again get applied for every other year

Vicky Toshach first 90 day Report you have to do in person at your local Immigration Office. After that, you can do it online. If you leave the country and return, some, maybe most Immigration Offices will require you to do the next one in person again.

As for the annual renewal of the Extension of Stay, that has to be done in person, every year. There's no online renewal for that. They obviously need to see you're still there and sometimes they may want to visit your accommodation while you're home.

and if you stay inside Thailand for longer than 90 days, you will need to do the "90-days report" on Immigration. In person you can do it up from 15 days before due date and up to 7 days after due date. Online you can do it up from 15 days before but only up to 5 days before due date

We are talking about the most common and persisting misunderstandings regarding the rules that come with applying for the “retirement visa” and the subsequent “one-year extension of stay permit based on retirement”. Misunderstandings happen because a “retirement visa” can mean 7 different visas and stay permits

The best way is to show up in Thailand on a 90-days single entry Non-Imm-O Retirement/over 50 visa” as it will get you a 90-days stay permit stamped. Within this period you have plenty of time to arrange for the application to the “1-year extended stay permit”

If you have arrived on this 90-days Non-Imm-O Retirement Visa, you can get a bank account opened on it. You should do this immediately really soon after you have arrived. If you meet incompetent bank staff, don’t keep trying but get the help of an agent. It costs around 5000 THB for the service to get a bank account opened.

You will need the account when you change to the 1-year extension of the stay permit. I have explained it a bit further down

You can theoretically fly on a one-way ticket because this visa allows you to receive a long-term stay in Thailand. Some airlines might not accept this explanation and will ask you for an onward travel proof out of Thailand within these 90 days, that’s why you should contact them by email and see what they say

In order to apply for the “90-days single entry Non-Imm-O retirement visa” through the online E-visa system at the Royal Thai Embassy of your home country, you can use the proof of income of a monthly minimum of 65.000.- THB, by using your original pension or other income documentation,

Or

you can use a deposit of a minimum of 800.000.- THB or the equivalent in your home country currency, or on your home bank account, or on a Thai bank, or just anywhere in the World – as long as it is in your sole name

However, for the later application inside Thailand, for the “1-year extension of stay permit” out of the 90-days Non-Imm-O retirement visa, if you are a citizen of a country whose embassy in Thailand does not issue the “income affidavit” any more (these are the embassies of USA, UK, Canada, Norway and Australia) you would need a “12 months bank statement”, showing that for the past 12 months, you have been transferring from abroad to your Thai bank account a minimum of 65,000 THB, consecutively month for month.

If your embassy still issues an affidavit of income, you can use this method for the financial proof, which needs a monthly income or pension of a minimum of 65,000 THB

For British, Australian, U.S. and etc. citizens, in the first year there is no other way around, than depositing a minimum of 800,000 THB in your Thai bank account. Then use this deposit for the financial proof which is required for the application to the “one year extension of stay permit based on being over 50/retired”, at least in the first year

The alternative would be, if you don’t have that kind of money or are not willing to deposit in a Thai Bank account is, paying an agent to “arrange” the requirements, which I, however, do not recommend

As soon as you have accumulated the 12 consecutive months of 65,000 THB transfers, month for month, you can apply for the next 1-year extension of the stay permit, using the 12-months bank statement, in the second year. After being issued the next extension, you can theoretically take the 800,000 THB out of your bank account.

This application to a 1Year Extension costs a 1900 THB fee and you can theoretically do it all by yourself, or accept the help of an agent for the simplified legal service.

NOTE: It is income OR deposit.

On the day of application to the 1-year extension, the 800,000 THB need to have “seasoned” in your account for two months, and this has to be proven with the “bank letter of guarantee” (rab roong thanakan).

After been issued the “1-year Extension of the Stay Permit based on Retirement”, the 800K need to remain in the account for 3 more months. After these 3 months, the deposit shall never go under 400,000 THB. And before you’re the application for the next “1-year Extension of Stay”, a minimum of 800,000 THB must have seasoned in the account for two months, again

On the day you get issued the “1-year extension of stay permit”, you should buy a re-entry permit for it.

A re-entry permit will keep your stay permit alive in case you exit Thailand before the expiry of the 1-year stay permit.

A single re-entry permit is 1000 THB on Immigration. A multi re-entry is 3800 THB. With a multi re-entry permit, you could exit and re-enter as many times as you wish during the whole stay permit period.

Good Luck and a great time in Thailand

Dave Owen the bank letter that proves the 2-months seasoning, or the 12-months statement, are a common thing, well known in banks who deal with foreigners. 17 years ago, though, it took a bit of explaining when I asked my SCB bank branch in the Isaan for the first time, as they had no experience with such an application from a foreigner. In Bangkok, Chiang Mai, Pattaya, Hua Hin, Phuket and Samui, generally banks are more familar with it

Rafael Koehler just a couple of questions please? If I’m coming in on the 90 days Non-imm- O visa, am I allowed to bring my cats with me and also a container with personal goods? I then open bank account, deposit 800k and then start depositing 65,000 each month in a separate account - I do not touch the 800k for a year but for the 65,000 account can I use this for living expenses? So they just want to see the deposits and not worry about the balance?
Rafael *********
Rafael *********
Kar Campbell bringing cats and a container with stuff is not connected to your visa. However I would wait with both until you got issued the 12-months extension, buy a re-entry permit for it and fly back and only then return with the cats. Be aware many home owners and condominium managements do not allow pets in their premises. First you need to find a pet friendly landlord

keep the 800k in the bank until the extension is granted on the basis of 12 monthly 65k deposits.

Rafael *********
Stephen Cooper if you have accumulated 12 months of transfers to show when you apply to the 1-year follow up extension, after being issues the extension you can withdraw the 800K from the account. But unless you are still ahead of the application you need to show 800.000 THB in your account for 2 months on the very day you apply

Retirement visa: first application, you will get 15 months (or there or thereabouts). Its expiry date is clearly marked.

You must renew it annually thereafter.

Additionally, you must make 90 day reports (or leave Thailand and return- note re entry requirements).

To make your life easier, try to ensure other formalities such as TM30 are in order.

There are various requirements related to minimum bank deposits, time periods for the funds to be in your bank account, etc etc.

Some variables relate to which immigration office, which officer handles your case, and whatever advice the Government is offering at the time you go.

Understanding the various requirements and complying with them will make your life much easier and avoid you being departed.

Best to get a competent advisor, especially for the first application process.
