Hi, i own some properties in my country and 2 in Thailand. What visa should i apply? Working? Do i need some “working” document? Or can just apply and wait for result? I am freelance in my country so i have just some contracts with other companies but not really working a lot.

TLDR : Answer Summary
The best visa options for someone who owns properties in Thailand but freelances from their home country include the Digital Nomad Visa (DTV), Long-Term Visa, or a Smart Visa. Since you are not employed by a local company, you do not require a work permit. If you possess sufficient funds (e.g., over 500,000 in a bank account), this can support your visa application. You can apply for these visas and wait for the outcome without needing a Thai work permit, provided your chosen visa allows for remote freelancing.

If you’re not planning to work in Thailand for a local company, a work permit isn’t needed. For your situation, a Digital Nomad or Long-Term Visa like the DTV could fit, since you freelance and have income abroad. You can apply and wait for the result without a Thai work permit, but make sure your visa type allows freelancing remotely.

Owning properties doesn't guarantee you visas....freelance means no permanent job.....if you have more than 500k(equivalent) in bank acct then yes apply softpower
