TLDR : Answer Summary
To file a TM30 for your son and his girlfriend, you can visit the official TM30 immigration website (https://tm30.immigration.go.th/) to create an account. You will need to upload your passport and your condo documents. The process requires basic details about your guests, with only a few mandatory fields. It's also recommended to register with your condo's information to ensure compliance. However, if your son is visiting for less than 30 days and does not require additional immigration services, some users suggest that filing a TM30 may not be necessary.

It is mandatory, whatever people say (because they were never checked does not mean "there is no need").

But, in the last 3,5 months I slept in several hotels and homestays (short trips). Not one has bothered to file a TM30. When I ask for proof, the just laugh and say they will not bother to do it.

Handy for me, because I don't have to do it again when back at my girlfriends house :-)

unless over 60 days, which is the up-to-date admitted stay permit for visa-exempt or tourist visa entries

actually has a point. If your son has no business on Immigration like a touristic 30 days extension, if he stays less than 60 days, you can theoretically ignore the TM30 duty. . .Just for peace of mind I would register the condo in your name in the online TM30 system, get a Login-ID and the password, so in the future if you get a guest who is staying longer, you can get guests properly accomodation registered

I know - but it is not enforced. When you leave Thailand, nobody at the Immigration booth at the airport or a land border gives a royal fa.t about your TM30

but they never enforced the ticket you need to show leaving until now and the border runs- people abusing the system, may start any time. Why not follow the law?

If no need for Immigration services, just do nothing. Ignore it.

How long is he visiting for? There's no need for a TM30 if he won't be needing to go to Immigration.

Google TM30 Thailand & find it easy.

Fill it out online.

Have Maps ready, silly buggers even want Lat. & Longitude.

Keep a screen shot when complete for your proof.

Register your condo and then simply register your guests on immigration tm30 site. Download the report within 7days in case you need one, not possible to download after that. Can register yourself as well. Easy.

Go to this website and sign up for an account.

There’s a link at the bottom with a manual in English or Thai showing you step by step what to do.

It’s relatively simple to do. You upload your passport and blue book or chanote and you get a password sent to you.

Logon in with that and then add people staying with you as needed. There are many fields to fill in but only 4 are mandatory. Ignore all the others not marked with a red asterisk.
