TLDR : Answer Summary
To renew a retirement visa in Thailand, you must apply for a yearly extension, which is treated as a new application each time. Requirements typically include all the same documents as the initial application, such as copies of your lease, TM 30 form, landlord ID, house book, bank letter, detailed bank transaction report, and updated bank book copies. Additionally, requirements can vary by immigration office, so itβs recommended to consult directly with your local office for their specific requirements. You can apply for the extension when you have 30 days or less left on your current visa stamp.

You cannot renew a Retirement Visa. When the visa reaches its en date, it is gone forever and cannot be renewed. I believe that you will want to aplly for an Extension of Stay based on being over 50. Each Immigration Office has there own list of requirements and these vary depending on the Immigration Office.

You aren't renewing anything,.
Every year you apply for a brand new yearly extension from scratch, doesn't matter how many previous year extensions You've had each one is its own stand alone application.
Requires all the same documents all over again, copies, lease, TM 30, landlord id, house book, bank letter, year detail transaction report, bank book copies, updated bank book the day you apply.
You are advised to go to your immigration office and get their hand out because with 80 offices in the country each one doing their own thing there could be different things your office requires that are not required at other offices.
Remember you can apply for a year extension when you have 30 days or less left on your current stamp at most offices so don't let your stamp run down right to the end, you don't lose any time applying early they add the year to your current expiration date.
thank you for your detailed reply. Regarding the 800k THB. Can the equivalent or more of that be held in a U.K. bank account ? I do have a Thai bank account but prefer to keep most of my money in U.K. to get higher interest.
IF you come from a country whose embassy here still issues the affidavit of income from abroad notary letter you CAN show proof of funds in your country
Just so you're clear, the US, UK and Auzzie embassies here stopped issuing those letters back at the end of 2018 beginning of 2019
