When everyone says “first extension” are they referring to the extension from 90 day O visa to the 12 months (totaling 15 months) when they first gat here or are they referring to the extension after the first 12 month period?

After the 3 month visa they are all 12 month extensions of stay, so the first is the first.

You don't renew a retirement visa, you apply for an extension of stay. Assuming this will be your first extension you need 800k baht in a thai bank account for 2 full months before you apply for the extension, 3 months worth of bank statements, a letter from the bank, your bank book updated on the day, TM30, TM7, photos

For subsequent extensions you need 12 months of bank statements.

Requirement can vary between immigrations. Best to visit your specific immigration and get handed over their list for applying for a one year extension of stay based on your Non O visa based on retirement.

If you don’t get a affidavit letter from your embassy, you’ll need to prove 800K baht in your account two months prior to your application.
