Samut prakan immigration website asks for the following List of documents for Retirement Visa
1. Visa Extension Form (TM.7)
2. Passport or Travel Documents
3. Non-Immigrant Visa
4. Letter from Thai Bank certified money in Thai account more than 800,000 Baht 3 months before and ATM slip on date of application OR
5. Income or Pension have to certified by The Embassy or Consulate in Thailand and show income more than 65,000 Baht/month. I also fill in the three forms (overstay, statement & terms).

i forgot to say the bank book has to be updated the day you apply for the extension ;)

I think we all would appreciate a list like that ;) Unfortunately different immigration offices want different documents, etc. I don't know that there's a boiler-plate list that works everywhere.
In Bangkok I have provided copies of;
data page of the passport
every page that has a yearly extension of stay on it
last entry stamp into thailand
TM.6 departure card
A filled out TM.7 application,
notary letter from your consulate (if using income)
bank letter (if using banked money)
copies of the front page of the bank book & enough pages to show the money is seasoned the requisite period.
I also provide the 3 forms you can't download that they hand you to fill out when you apply (overstay, statement & terms).
I have never shown a lease to my apartment, nor drawn a map to my place either. They don't care about a TM.30 receipt either.
That's about all I can think of but again, that's ONLY in Bangkok
