Am coming to the end of my first year of retirement visa.....to renew am I right in saying they need 1 years bank statements, 1 passport photo, 1900 baht, proof of residency, up to date bank book, and a bank guarantee......many thanks

My advice is to go to your local IO and ask for their requirements. At my office they have become much more helpful since I obtained my extension myself rather than through an agent. Ask the IO to write down in Thai what they want from the bank. Show that at the bank and you will get exactly what you require for around 200 baht. Pay 100 baht into your account on the day and update your bank book or do a phone top up instead. If, next year, you wish to move to monthly payments to get your extension you must make those payments AND maintain

0 baht for the rest of the year. That is to meet the requirements of your extension granted on the basis of banked

0 baht. The monthly payments must show as international on your statements and bank book. Wise transfers to Bangkok Bank using funds for long term stay work for me. I also had to provide uk bank statements to prove where the monthly payments had come from. It sounds complicated but it is worth putting in the effort to work things out for yourself.

If they can make it complicated they will. I am on my 22nd extension of stay. I submit the same copies of stuff about SIX times a year with 90 day reporting; re-entry permits. Most of this information has not changed in TEN years - Thai Immigration contributes massively to Global warming by insisting every farang has a small forest chopped up to provide papers that they have had multiple times over the years. Have they heard of Databases?

Passport with copies, photo, Tm87, Tm30, lease agreement(copies of blue book and owner's ID) bank letter and statement of 12mths(within 7days), bank book and copies(updated to day of application), Google map of address and whatever extra the IO need.....CW bkk hope this helps

Just remember whatever requirements they say you want , in the end it’s up to the person who deals with your application what they ask you for . Doing it yourself is cheap but if they ask you for something random you don’t have you will likely have to go away and start it all again on another day . That’s why many , me included , employ an agent ( they aren’t cheap though it’s a case of how much you value your time ) to “smooth out” any problems . Last year they came up with something totally bizarre with me but the agent sorted what would have been an impossible request for me to solve . So the money was worth it .

Then again you might fly through in 1 hour with no problems . Like everything in Thailand it’s very random and down to your luck on the day

for a first time applicant....can one apply from within Thailand? And how does one go about providing proof of 65k baht per month? Can one submit bank statements from ones home country? My embassy doesn't help its citizens at all, so a letter from them is not possible. Are you able to provide info on this at all? And a list of requirements for a new application?

If your embassy does not provide the income affidavit (many no longer will) your only option to switch to a “retirement” visa is using banked 800k.

For the initial visa and 1st year extension that’s the only option. For the 2nd and subsequent year extensions you can switch to the 65k international bank transfers method.
