Hey, been in Thailand on a retirement visa approaching 15 months, what documents do I need for renewal and I’m after the 65000 baht a month so I can access the 800000 baht. I am Australian.

TLDR : Answer Summary
To renew a Retirement Visa in Thailand, it's essential to have documentation showing proof of financial standing, specifically an income of 65,000 baht per month or a bank balance of 800,000 baht. As an expat, it is necessary to provide a year-long statement of monthly transfers from abroad, a standard bank letter, and ensure that your bank account balance meets certain thresholds before application. Specific requirements may vary based on the immigration office, so it is advisable to consult your local immigration office for a detailed checklist.

Being over 50 is the age requirement for what is most commonly referred to as a Non-O Retirement Visa

@Raymond *******
400k is the financial requirement for the Non-O based on marriage to a Thai or parent to a half Thai child not a Retirement Non-O

always ask your local immi for the folder they have for their requirements because they are not all the same from immi to immi. And your non-o was an entry permission and was basically used when you entered and replaced with a permission to stay - the length of which is based on the visa type.

Check the regulation of the local immigration office. Most have a handout.

Your Retirement Visa rann out on its date of expiry. If you have been here for 18 months, then I assume that you are currently on an extension of stay based on being over 50 and not a Retirement Visa.

they mention 15 months which means they got the initial 90 day Non-O visa and then got the year extension (3+12=15 months) so you're correct, they're comin' up to get a new yearly extension (y)

If you got your FIRST extension using banked money method (the 800K baht) you would have needed to keep that in your thai bank account for 3 months after your current extension was issued and then at no time could the balance have gone before 400K baht the rest of the year

AND

(because you're from a country whose embassy here no longer issues the income affidavit notary) to switch over from proof of funds based on banked money to the proof of funds based on monthly income by international transfer you would have needed to transfer in to a thai bank account in your name only from abroad a minimum of 65k baht a month, each month every month, for the previous 12 months before you apply for the new yearly extension

As you can see this means you actually meet the seasoning requirements from the extension you're on with banked money (having the 400K in the bank) AND you would also meet the requirements to get the next yearly extension by international transfer method

From the bank;

- You need a year detail statement printed from your bank here, you highlight each and every monthly incoming transfer from abroad, showing you hit the minimum 65K baht a month in international transfers,

- You need the 'standard bank letter' (just a few lines from the bank stating your name, the account and the balance the day they wrote the letter)

- You also need to update your bank book the date you apply for the extension too

I'd go to the immigration office where you got your extension issued (where you're applying for the new one) and get the hand out listing the requirements at that specific office (because there are OVER 80 offices in the country)

This is a list of general requirements for an extension based on retirement, it is NOT immigration office specific.
