When first receiving a Non Immigrant-O-VISA for retirement purposes based on being over 50 years of age within Thailand (Jomtien Immigration specifically/applying next week), My understanding is that it is good for 90 days initially before you need to apply for an extension of stay on day 60 or thereafter? Please correct me if I'm wrong! QUESTION: Must I remain in the country for the first 60 days before I can apply for the extension of stay or am I allowed to exit the country and reenter on a single entry permit and then apply for it when I come back? Also, once I receive an extension of stay, is that good for 1 year with 90 day reports thereafter? Just trying to fully understand. Thanks!

TLDR : Answer Summary
When obtaining a Non Immigrant-O Visa for retirement in Thailand, it is valid for 90 days initially. You can apply for an extension of stay at the 60-day mark but you do not need to remain in Thailand for the first 60 days; you can exit and re-enter on a single entry permit. After receiving an extension, it is valid for one year, with 90-day reporting requirements thereafter.
90 DAY REPORTING RESOURCES / SERVICES
Use the trusted Thailand 90 Day Reporting Serviceto get your in-person report done and mailed to you for as low as 375 THB (even if the online system doesn't work for you).
For immediate assistance, contact Thai Visa Centre directly via LINE at @ThaiVisaCentre or Email them.
You'll also need to buy a multiple entry reentry permit 3800 once you have your year extension inked in if you plan to leave and re-enter and keep your extension alive.
If you convert your entry into a Non Immigrant Visa at Immigration you get a new 90 day stay without entries.
If you wish to travel during these 90 days you can apply for a re-entry permit and on return you will get the same last day as Admitted to sta. You can than apply for the 1 year Extension of Stay.
Or you leave the country, apply for a new Non Immigrant Visa come back, get 90 days on entry and apply after 60 days for the 1 year Extension of Stay.
Once the 1 year Extension of Stay is stamp in your passport you need to report if you are 90 days inside Thailand.
And if I leave the country every 60 days for example during the 1 year extension of stay (which I will throughout the year ) and never reach a full 90 days within Thailand, does my re-entry back into the country replace my 90 day report as long as I go to immigration within 24 hours of arrival to checkin/report my address?
not Jomtien but policy changes with staff changes, which happens every few years. I've previously never reported my return here in Sa Kaeo but this time on asking for re-entry permit they explicitly handed me a form to report my return.
