I'm still searching for advice on the requirements or where to find online the necessary details to renew my Retirement Non-Immigration A-O 1 year visa, multi entry .
Money is in the bank, but my name is not on any lease as I live with my girlfriend. The rules seem to forever change. Maybe Todd Daniels can help please?

TLDR : Answer Summary
To renew your Retirement Non-Immigration A-O 1 year visa in Thailand, you will need several documents: a bank letter confirming the required funds are in your account, an updated bank book, copies of your passport's data page, your original Non O-A visa, every extension of stay you've received, the TM.6 departure card, and a completed TM.7 application form. The fee is 1900 baht. It's recommended to have spare documents handy as requirements may vary by office and officer. Note that you cannot 'renew' a visa; you apply for a new extension of stay each time.

It doesn't hurt to have spare documents handy - even a map to your house ... I have been ask that every time on a retirement extension ... but it is quirks of each office and each officer... Spare docs in a separate folder can save a go back trip.
I dunno if that'd work or not. I rarely see people get asked for their lease, especially if they've been getting extensions of stays at the same immigration office over and over.
Now if this is your first time applying for one in bangkok, and/or you're at a new address, go to the immigration office and fill out a change of address form TM.28, they give you a receipt to put in your passport which the immigration officers will accept as proof of address when getting extensions
, Bangkok doesn't care if you have filed a TM.30 or not.
It's not like the other hard core immigration offices that make you have done it before you can get an extension. I had 3 people get extensions last month and none of them were asked to show a TM.30.
TM30 also would mean that someone should be logged into the database at a particular address. For most extensions these days, they seem to be checking that the TM30 has been filed
they might ask to see your lease but usually they don't. If you can't get your name on the lease you'll need a letter from your thai g/f with her id stating you live with her and a copy of the lease.
I'm applying for a new extension of stay. Entered before 21 Nov 2013. Visa due to expire end of October just before I leave Thailand for 3 months. This is my 4th year here but I'm having trouble finding exactly the renewal requirements as it changes.
, an O-A (Long Stay) visa is one you apply for at a thai consulate in your country. It requires adequate financials, a police back ground check and a medical certificate. It gets you stamped in for a year every time you enter for the validity of the visa itself (a year from the date it's issued)
Incidentally Tod Daniels, as a legal technicality, you can't 'buy' a visa, as 'buying' something infers ownership. You can pay for a visa as there is a fee involved, but not buy one (well, you can buy one if you pay for it illegally) :-)
