I'm still searching for advice on the requirements or where to find online the necessary details to renew my Retirement Non-Immigration A-O 1 year visa, multi entry .

Money is in the bank, but my name is not on any lease as I live with my girlfriend. The rules seem to forever change. Maybe Todd Daniels can help please?

TLDR : Answer Summary
To renew your Retirement Non-Immigration A-O 1 year visa in Thailand, you will need several documents: a bank letter confirming the required funds are in your account, an updated bank book, copies of your passport's data page, your original Non O-A visa, every extension of stay you've received, the TM.6 departure card, and a completed TM.7 application form. The fee is 1900 baht. It's recommended to have spare documents handy as requirements may vary by office and officer. Note that you cannot 'renew' a visa; you apply for a new extension of stay each time.

It doesn't hurt to have spare documents handy - even a map to your house ... I have been ask that every time on a retirement extension ... but it is quirks of each office and each officer... Spare docs in a separate folder can save a go back trip.

No, same address last 4 years

I dunno if that'd work or not. I rarely see people get asked for their lease, especially if they've been getting extensions of stays at the same immigration office over and over.

Now if this is your first time applying for one in bangkok, and/or you're at a new address, go to the immigration office and fill out a change of address form TM.28, they give you a receipt to put in your passport which the immigration officers will accept as proof of address when getting extensions

TM30s have been a big issue (and source of funds) for immigration up in Chiang Mai

What about a Statutory Declaration from the Australian Embassy???

@Ma**
, Bangkok doesn't care if you have filed a TM.30 or not.

It's not like the other hard core immigration offices that make you have done it before you can get an extension. I had 3 people get extensions last month and none of them were asked to show a TM.30.

@Tod ********
TM30 also would mean that someone should be logged into the database at a particular address. For most extensions these days, they seem to be checking that the TM30 has been filed

Thanks mate...Yes regular 90 day reporting. Appreciate that info
Tod *********
If you've been doing 90 day reporting in Bangkok without a problem you should already be in the system with your address

they might ask to see your lease but usually they don't. If you can't get your name on the lease you'll need a letter from your thai g/f with her id stating you live with her and a copy of the lease.

Okay, now that we sortted out you're on yearly extensions of stays based on being over 50 (retirement).

you'd need a letter from your bank stating you have the money in the account, you need to update your bank book on the day you apply for the extension

you need copies of:

your bank book

the data page on your passport,

the original Non O-A visa

every extension of stay you've gotten off it

TM.6 departure card

a filled out Tm.7 application for extension of stay

Those things and 1900baht should get you another yearly extension of stay, and then after that you go and get a re-entry permit

I'm applying for a new extension of stay. Entered before 21 Nov 2013. Visa due to expire end of October just before I leave Thailand for 3 months. This is my 4th year here but I'm having trouble finding exactly the renewal requirements as it changes.

"non-immigrant A-O" ? as opposed to B? Please clarify.
Jonathan *************
@Tod ********
thank you. I'd never heard of it. I'm here on non-imm B, yearly renewals of extension of stay based on income declaration from UK embassy by mail :)

@Jona****
, an O-A (Long Stay) visa is one you apply for at a thai consulate in your country. It requires adequate financials, a police back ground check and a medical certificate. It gets you stamped in for a year every time you enter for the validity of the visa itself (a year from the date it's issued)
Jonathan *************
sorry, "O-A" ??
Tod *********
Just so everyone knows, you can NEVER EVER renew any visa or any extension of stay. Visas and extensions of stays expire.

You buy a new visa or apply for a new extension of stay every time.
Mark ********
Incidentally Tod Daniels, as a legal technicality, you can't 'buy' a visa, as 'buying' something infers ownership. You can pay for a visa as there is a fee involved, but not buy one (well, you can buy one if you pay for it illegally) :-)
