your passport,

tabien baan (house book) of sponsor,

TLDR : Answer Summary
The recent update on renewing a Non-O (retirement) visa in Thailand highlights that the required amount of money in a Thai bank account is now 800,000 Baht for only two months prior to the visa extension application. After the extension, the balance must remain for three months, afterwards it can be reduced to 400,000 Baht. Required documents include a completed TM.47 form, passport and its used pages, a bank account statement, a house book (tabien baan) of the sponsor, the sponsor's ID card, TM.6 form, a 90-day notification receipt, and a recent passport photo. The renewal process takes approximately 20 minutes, and a fee of 1,900 Baht is also applicable.

Does the balance need to be back to 800,000 when getting extension?

the way the seasoning for banked money on retirement extensions works is

you need 800K baht in a thai bank account in your name 2 months before you apply for your yearly extension (NOT 2 months before your extension expires 2 months before you APPLY for it).

The 800K needs to stay in the account for 3 months after you get the extension granted and then the balance can't go below 400K for the rest of the year.

SO that means for the next yearly extension you need to get the balance back up to 800K two months before you apply (So in theory you need to keep 800K in the bank for 7 months,

thanx for the update. ALL offices should be on the 2 months before 3 months after rule for banked money method for retirement extensions seeing as that's how the police order is written.

if it doesn't have a stamp on it is unused.

If it has a stamp on it then it is used.
