What are the requirements and best places to apply for a retirement visa in Thailand?

Hello all.

I'm planning for a retirement visa when I reach 50 in a few years time. And I'm planning to find a place that I can stay without headache when come to the 90 days reporting and tone for renewal.

1) need to have ฿800k in bank

2) TM30 address to be submitted for the application

3) application before arriving in Thailand or apply when reach Thailand.

4) place to stay and easy to report for 90 days and or apply for renewal is ( any recommendations beside this few place)

1) Pattaya

2) Hua Hin

3) Bangkok?

4) hatyai

5) nongkhal

6) udon thain

To my understanding that if my landlord can summit the TM30 it can be any type of place to stay right

I'm from Singapore been in and out of Thailand under 30 days tourist stamp and use hatyai to exit and reentry for other 30 days tourist stamp. I'm a bit tired moving in and out every 30 days

As a general rule the farther from Bangkok you are the less hassle it is. Different provinces seem to have a slightly different interpretation of the minor rules. Proof of income, residence address, and bank deposit requirements are universal. My friend in BKK had to submit two photos taken from the knees up, wearing different shirts on his last renewal 555.

I go to great lengths to avoid the immigration office in Pattaya. A lot of condos will do the minor immigration tasks for you (90 day check-in, initial address report), for a small fee.

Just left Phuket. Lived there three years from COVID on. Really liked it, except for the traffic and it's more expensive.

i am not sure if the new online 90 day report system is now reliable or not, the old one is often not

the south is much better in terms of air quality, less smog and pm2.5, better live away from high risk flood areas, and not live too near BTS as it maybe quite noisy, and try live in high floors and away from highways to avoid noise and air pollution, less than one month airbnb is illegal

Yes. The main Phuket Town office, Patong Beach office and the office at Blue Tree water park. The latter two are “satellite” offices where you can do stuff like tourist visa extensions, 90 day reporting and address registration, but you need to use the main office for any long term type extensions.

Things can and will change in that amount of time. What anybody says now maybe very different next week, next month.. nevermind a couple of years. Come back and ask maybe 6 months before....

I recommend bang saray 20km south Pattaya for a location to consider.. look at some YouTube videos for research.

Yes basically we can give you all the info now and it's totally different, keep any eye on visa info groups and you'll get most of the info in rhe meantime... Having holidays here to research where to live etc is a good idea too...

90 day reporting is done online now so makes no difference.

Area is entirely up to you, depends what you like.

Even though hasnt changed in many years it may in a few years. Apparently immigration want to start doing it online but tbere are laws in the way that say paper copies are required.

All they got to do is go to your Country and see how its done had the same ID number since the 80s even after 20 years break from working there. They had most of my details and same ID number
