TLDR : Answer Summary
Renting a condo in Thailand for 12 months while on a DTV visa is quite possible. Many landlords are flexible and may not even ask for proof of visa status as long as rental payments can be made. Options vary from short-term leases of 6 months to long-term agreements of up to 10 years. Additionally, it is not mandatory to have a Thai bank account for payment, as alternative methods like money transfers or even cryptocurrency can be used.

Even visaless tourists can rent condos. It's money-related, not immigration or visa related. And, needless to say, also totally legal.

With a security deposit of 1-2 months (most are 2), it’s fine.

As long as you can pay the bills no need. You don't need a Thai bank account to pay the bills. Some rental places even take crypto (which some money changers also take usdt)
