How feasible is it for a DTV holder to rent an apartment in Bangkok for long-term stays?

As a DTV holder, how feasible is it to rent a apartment/condo in bangkok for long term? Like minimum 2 years at least.

Assuming you return home every 180 days to avoid the hassle of extension, is it safe to leave your belongings in your rented place while you are away? Any dtv holders here who can chime in please?

TLDR : Answer Summary
Renting an apartment or condo in Bangkok long-term (minimum 2 years) is highly feasible for DTV holders, as landlords are generally willing to rent to anyone with the financial means. It's common for renters to leave their belongings securely in their apartments during trips home, provided they pay their bills and lock their doors. Options like negotiating upfront payments or using agents for assistance can enhance the renting experience. Overall, the rental market in Thailand is accessible, with few restrictions related to visa type.

You just need money and you can enjoy the place as yours for the duration of the lease. Including sublease if allowed to

I used to leave my rented condo for months before the dtv existed.

DTV is a tourist visa. So yes you can get a lease. The landlords don’t care if you’re there or not because it’s money for them.

Other privileges available when you’re legitimately living in Thailand (like a work permit, married, residency) will not be available under a DTV.

Of course is better just to leave the country and come back. You dont need to go to your home country, just make a visa run nearby. The 5 year visa is built like that, not to be extended every 180 days. Just leave and come back for another 180 days without a single paper work.

Pretty much any landlord would bite your hand off. If you find something you really like and you have enough cash, perhaps think about paying a lot up front (6-12 months) so that you can negotiate a better deal. Plus you might be able to get a bank account if you find an agent with a very good relationship with a branch manager of a certain bank. Good luck

The exact same way I leave my house and cars in America and travel the world 6-8 months at a time. Pay your bills, lock your doors lol.

Yes so simple.

Yes I signed a 2 year lease. Recently left for 2 months and came back. If you live in a condo with security, your things will be safe

Anonymous participant 605 how is it living in condo? I live-in a house in Us, just wondering?

@Kim *******
the space is smaller, but I love the safety of a security guard and reception accepting mail for us. Anytime something breaks, the building management comes and fix it promptly

Anonymous participant 605 Are the rental laws fair for us? Like can they throw us out suddenly or demand more money?

Anonymous participant i got an agent to help me look for apartments. Anything I need from the ll i go through him. It's free, highly recommend you get one to help you. In my experience, my LL is really chill and polite. We negotiated price through the agent and signed a contract. He cant just kick me out without reason and demand more money until my rental agreement is up

Anonymous participant you sign a lease. You're both held to that contract. If you have problems you can contact the consumer protection board.

Visa has nothing to do with it. Anybody can rent.

It's a tourist visa, tourists can rent a condo and not even be there. It's possible.

You can just do a 2-3 day Out/in for a 180 day refresh
Nick *******
Yes you can. No problem. Get a condo and make it your base.

Very feasible, as long as you have the cash you are good to go. I know several people who do the same on DTV/other visas. Yes, it is safe to leave your belongings in your place while away. The ease of renting is one benefit of living in Thailand.

You can rent an apartment on any visa you like - even visa exempt. It is not like Singapore, for example, where you need a certain visa type.
