Would anyone know if you can take out a 12 month lease on a condo if you just have a tourist visa., or they just happy to take your money regardless.

TLDR : Answer Summary
It is generally possible to rent a condo in Thailand with a tourist visa, and landlords often don't check visas before renting. However, you will typically need to pay a 2-month deposit upfront, which may not be refunded if you exit the lease early. It is generally recommended to consider month-to-month rentals unless you plan to extend your visa due to family reasons or long-term stay. Additionally, renting serviced apartments may be suitable for short-term stays.

If you walk down On Nut Alley, the street has many. I live at 81 Apmts.i don't know if any apmts available here, but you can stop by and ask. The rent around 10k/month. Also, next door is Imperialism. They are serviced apmts, same price. There are many here, just walk down the street, you can't miss!!

They will take your money, so the best choice is to rent month to month, unless you are going to extend your visa based on family, marriage, being over 50, etc, when the IO requires an ongoing lease. Then there was talk, months ago, of the gov forbidding landlords from requiring a 2 month deposit.... don't know what came out of it but I've read posts in this very group about people losing their deposit. Good luck.

FYI

Landlords with five or more residential properties will now fall under the Consumer Protection Bureau’s definition of a contract.

Of course usually you pay 2 months deposit upfront which is unlikely to be returned if you exit early.

They'll take your money. You don't even show your visa to rent a condo
