You don’t need an agent. My husband and I just moved here a week ago and he received his visa today. We started the process 3 weeks ago. Initially I was going to use an agent. I sent emails to about 8 different agencies and attorneys. The average cost was $1,500 for the LTR Visa. After reading many post I decided to try my hand and applied without an agent.

You will find that Immigration have tightened up significantly.

Personally I would avoid having an Agent contrive the 800K protocol. Which is now likely to be significantly more expensive. Unless of course that’s unavoidable.

In case you are willing to put 800,000 THB into a Thai bank account, you can just go the “normal” route.

For the application to the 90-days Non-Imm-O Retirement Visa through the online Thai e-visa system in your home country, you can use proof of equivalent of 800,000 THB in ANY account ANYWHERE in the world, as long as it is in your sole name, and you upload 3 months of account statements.

You enter Thailand on this visa, you will get stamped in for a 90-days stay permit. You get a Thai bank account opened ASAP and transfer a minimum of 800,000 THB into it.

As soon when the money has been sitting in your Thai bank account for 2 months, you gonna get the “bank letter of guarantee” (in Thai: rab roong thanakan) and apply on Immigration for the "1-year extension of the stay permit based on retirement".

If you happen to get all your ducks in a row, you can do that all by yourself (myself I did it). You will pay 200 Baht for the bank letter, and 1900 Baht for the application to the Extension.

I don’t know why people who HAVE this kind of money still use a fraudulent method and use agents, only because they want to earn interest on these peanut funds in their home countries.

I won't care about any interest: I live in Thailand, a country where almost everything costs less than half from the price in my home country. For this wonderful opportunity, I am more than willing to put 800,000 THB into my Thai bank account emergency fund

After the first years extension then you can take out the 800 k as long as your Thai bank account shows 12 monthly transactions from your pension or foreign sources then you can take out your 800 k after you get stamped for your second extension? Yes or no?

Liam O'connell That is what I am doing for the next 12 months. I was putting in a much large sum every 2-4 months, but immigration wants monthly consistently. Years ago, I had income approval from the US Embassy but that route is not available...too bad.

Liam O'connell Yes, you can. All you need to do is transfer a monthly 65,000 THb minimum into your Thai bank account, coded in the Thai bankbook as coming in from abroad, month for month, not missing a single month, consecutively. Once issued the next 1-year extension with the 12-months bank statement, you are free to withdraw the 800,000 THB deposit. You must however keep transferring every month, for the next application to the 1-year extension

I used to be all for use of "agent funds" but think now its a risk too far.....that knock on the door one day.....have been building an account with SCB to allow for the 800k to remain in the bank (can always use in emergency situation health etc).....only my view I acknowledge

Paul Thomas I've never been a supporter of fraudulently bypassing the immigration rules but I know people who used to send their passports on a trip to the border years ago and I know people whose passports never came back !

One day this will implode and you might have 7 days to sort it.

We got the LTR Visa issued today. The process was pretty smooth. The LTR Visa issued a 5 year retirement visa with reporting once per year, extended after 5 years. We were able to use our taxes from 2024 . It offers multiple re-entry and does not require you to park any money in the bank if you earn over $80,000 In income per year.

Well, let’s not talk about any legal aspects, but let’s accept that money can buy ways around bureaucratic rules in Thailand.

There however, is something you should know.

You would not get very far in applying for the next application to the retirement extension by yourself, if you had borrowed the 800,000 THB from the agent, who would put these funds into your Thai bank account for only 10 minutes, for the first year extension.

You cannot get away from the agent and do it by yourself, not even if you had your own 800,000 THB in your bank account.

Reason is, when you apply for the next EOS, Immigration will see in your bankbook that you violated the terms of keeping the money in your account.

You could actually get arrested for overstay.

This is exactly the reason why people who use agents, cannot escape the agent hamster wheel, because they violate the terms of the 1-year extension regarding the upkeep of the deposit in their account, from the very moment on when the agent removes the deposit.

The requirement for the 800,000 THB deposit is:

For 3 months after the EOS got issued, the deposit cannot fall under 800,000 THB.

For the rest of the year, the deposit must not fall below 400,000 THB.

Two months before the application to the next extension, the minimum of 800,000 THB have to be back in your account.

Immigration will check your bankbook if you have complied accordingly on these terms. If not, from the moment on the agent took the money out of your account, you are technically in "overstay"

Now just try to escape the agent’s “hamster wheel” and tell me how it went

Greg Alexander it is worth mentioning, with regards to the financial requirement, following using an agent to make the deposit, if at any point you add the ฿800k baht, to your Thai account yourself, and it's been in the account for the previous 12 months, prior to your next extension of stay, you could then do the extension yourself, without starting the whole process again.

Andy Williams this would be possible only for the over-next extension i.e. in the third year. I mean, not in the year following the one when you still used the agent. And even this can have flaws, if the agent used a far away Immigration office outside the jurisdiction of where you live . . .

Paul Flemming it is going to cost the agent fee for both of you. For a first year extension not using your own funds, the prices start at 30,000 THB. So you must expect at least 60,000 THB for both of you if you wish to avoid parking 800,000 THB, both of you, into your bank accounts. In case you enter without a Non-Imm-O Retirement Visa that you obtained in the UK, before you travel, the price will be up from 60,000 THB for each of you - 120,000 THB for both of you

Daren Liebigbecause the price varies from 8,000baht to 40,000baht so you know that people are being ripped off i have travelled everywhere through South America and Asia for the last 15 years but Thailand stands out if your a farang 33% are fair and good Thai and 66% are scammers going for extra money like in Phuket with my Thai wife the Taxi cost 400baht me alone that wanted to charge me 800baht my best friend she is a police captain says the same thing 66% of Thai cant be trusted

Why shd I raise $25k when I pay an Agent $600 to fill out forms, get bank letters, cut through immigration red tape, save countless hours in lines and provide transportation to bank and immigration. Forty years ago, my billing rate was $100/hr. And, the cost of a $25,000 short term loan would be far greater than $500. The Thai system works well. And it was just a misunderstanding. She did add her 400,000 as originally agreed.

TrustworthyOctopus7774 I do that all by myself, with 800,000 in my SCB bank account. 20 minutes and 200 Baht in the bank, and 25 minutes and 1900 Baht on Immigration. They even fill out all forms for me, I just have to sign. You must be living in that sh...hole Pattaya where you have to endure a corrupt Immigration
