TLDR : Answer Summary
The costs of hiring a visa agent to handle retirement visas in Thailand can vary significantly based on the services required. Estimates range from 5,000 to 90,000 THB depending on whether the agent assists with initial applications and additional services like bank account setup. Generally, agents might charge around 36,000 THB for the first 15 months, followed by 16,000-18,000 THB for annual renewals. However, many discussions suggest that doing it yourself may save money and can be manageable with the necessary documentation.

It really depends on which services you are requesting.

If it’s only a standard one-year extension, then yes, that price would be far too high. Our current fee for a yearly extension alone is around 16,000 THB.

However, if they enter Thailand on a visa-exempt entry and do not already have a Thai bank account, the situation is different. In that case, our service covers bank account opening, a 3-month Non-O visa, and the one-year extension. The total fee for the full package is 60,000 THB.

The process typically takes around 3 days to complete, and the client needs to be with us in person on the first day.

I was told by an agent it was going to cost $5,000 baht until I showed up with my paperwork which admittedly had some flaws. The cost then raised to 27,000 baht. then I took the bank papers myself which were unflawed to the immigration office, spent a total of 7 hours between 2 days and $1,900 baht got me a 1-year extension of my non-o visa. a suggestion I have is get your bank papers on one day and do your paperwork starting in the morning on another day at the immigration office, this would probably cut my time in half.

since you cannot open a bank account on a touristic entry, it is important we know on which visa you entered or if you entered visa exempt. If you want to do the "change of visa type" from a touristic entry to the initial 90-days Non-O retirememnt visa, and from there to the 1-year extension of the stay permit, you would need a Thai bank account. This kind of "full package" can only be done by a handful of agents and costs between 60,000 and 90,000 THB. If you entered on a 90-days Non-O retirement visa, the agent can help with the bank account opening for 5000 Baht, and the rest of the service - the application to the extension, would cost something between 7,500 and 12,500 Baht

Greg Alexander is there any way i can approach immigration and switch my exemption to a non o without an agent? Is an agent for this considered illegal or not allowed? I have the 800 k, I’m here now and looking into this, do i need to leave apply and return? Thanks

Pierre St Jean if you have no Thai bank account, you cannot get the initial 90-days Non-O Visa inside Thailand without an agent. You can however apply for the "change" if your embassy is issuing an affidavit of income which confirms that you make more than 65,000 THB per month

Pierre St Jean If you already have more than 800,000 THB sitting in your Thai bank account, you can apply on Immigration for the change of visa type from the visa-exempt entry to the initial 90-days Non-Imm-O Retirement Visa. You need a rental contract and you need proof that the 800K came from abroad. You need a minimum of 15 workdays left on your entry stamp to be able to apply. For the official police order regarding the "change", click on number 9 on the list of this Immigration website

we need more information. Did you enter on a 90-days Non-Imm-O Retirement Visa you got issued outside of Thailand before you flew here, or did you enter visa-exempt or on a tourist visa?

This.

Total no brainer: by keeping 800k outside you earn more interest so more than recouping agents fees

Todd McGowan if you came to Thailand with 90 day non o visa from your home country and get a bank account yourself, you just pay 16 to 18 k for the 1 yr extension

Depends if you have your own money or need the agent to put it in your bank account.

There’s nothing illegal about using an agent: written into immigration law is that everything is at the discretion of a senior official which includes allowing non O extensions whether 800k is in the bank or not

Alan Rothwell Now I am on a DTV, so I don't know. If it's still available, nothing will happen except that you will help a few people and make a ton of money like me, who has made more than one million when I used agents for ten years.

Chris Crampton What's the worst that could happen ?

The agent can end up in prison, and you would likely be deported and refused entry into Thailand again. 🤣

Chris Crampton with your own money, and if you entered on a Non-Imm-O Retirement Visa, the bank account opening costs 5000 Baht and the 12-months extension of the stay permit costs 7500 to 12,500 THB, depending if you want a single or a multi re-entry permit included

Alan Onit I just got mine on Thursday, and they done everything, picked me up from my accommodation and took me to immigration, and the bank, the only thing I had to do was sign whatever paperwork needed signing. But I won’t need to use them next time, with what my partner and I learnt from this time, next time will be easy.

But I do hear of plenty of people doing it themselves, I just didn’t want the stress 🤣

Nigel Vincent you can do it yourself next time as long as you have the funds in the bank for the year and using an agent I would guess you don’t
