What’s the typical price for using an agent? My husband will deposit his 800000baht but I would like to use my retirement pension.

Another question how do I go about using my retirement pension to satisfy requirement (800000 baht). I plan on retiring 5/26 and relocating by 7/26. Just trying to figure things out, please advise, if you can..

All easily done without using an agent. Apply for the Non O visa from your home country using home country funds. Enter on that visa, open bank account, deposit funds within 30 days of arrival, go to immigration, get list of extension requirements. Compile documents and apply for extension, 1900 baht.

Kim, I have been coming in and out of Thai for 25 years (married to a Thai national, we have daughter, own our condo in Bangkok).

Now, that I am retired, I went through the process for Extension of Stay based on retirement.

Beleive me, if you are in Thai first time, you won't be able to get your head around through all the paper work.

With eVisa 90 days, an agency would charge you 34,000 THB and you get it all sorted out within 2 days and your stay extension stamped in your passport. That includes multi entry, you can come in and out of Thai as you please

Those telling you can do it yourself, they may be right but not your first time.

Got nothing to do with the first time last time in-between time. Paperwork is paperwork read requirements carefully, research and systematically prepare. It truly is not rocket science. Like someone said on Facebook even a caveman could do it. However everyone is free to do as they please. Just to end the only reason I did it myself was when I had contacted 3 agents they wanted to charge the same price even if I had the 800,000 or not.

exactly, I have contacted several agents and all of them charging me similar prices. 65K all inclusive, the other agent breaking them into pieces like TM30 for 7000, escrow me to Cheangwattana……

you can always do it yourself, whether the first time or the 10th time. And if you use an agent the first time, it's almost impossible to stop using an agent in the future, so you'll be paying an agent every year. Better to start off on the right foot doing it yourself.

you can use either one for the embassy as long as you can show the proof. But in Thailand you'll only be about to use the 800,000 for the first year

to be fair you only get stuck with an agent if you use them to cheat the system and fake the 800,000 on your account. If you just use them to help with the paperwork, get you a place in line at immigration etc then you aren’t stuck with them. And no it doesn’t have to be a pension. Theoretically if your embassy certified pensions etc you can use that method but the us does not. So it’s show your 3 months of adequate bank statements, get evisa. Enter Thailand. Open bank account quickly. Transfer at least 800,000 baht. Let it sit for 2 months. Then apply for 1 year extension. You can let it drop to 400,000 after several months but never below that. Must be 800,000 again 2 months before re extension or… for the 2nd year you can do monthly transfers of 65,000 from overseas into your account.

I would love, more than anything, a story from someone first time in Thai who went through and completed the proces on their own. Do such people exist?

Maybe, but they are not telling us how they went from zero to the final result.

I got my own visa and have extended it in two different provinces several times. I opened my own bank account. I also got married, bought a house, got the yellow book and ID card. I also obtained my 2 and subsequent 5 year driving licence and bought a car. All of these things I did WITHOUT using an agent. The visa and extension is one of the easiest things to do (the extension is one A4 form with about 15 questions (name, address, passport number, date arrived in Thailand etc). If I am unsure how to do things I ask immigration or online here where there are some brilliantly knowledgeable and helpful people like the moderators. You quickly learn to ignore or block the idiots telling you false information or to use agents.

And they knew where immigration was cos they looked it up just like they did for learning about the requirements for extension based on retirement

Yes, now that I have everything sorted, if I can not get out of the agent, I may just let my extension expire, come again a month later on a new eVisa 90 days and do it myself. I am in Japan 6 months a year, no drama for me.

You are right. Between using the agent my 1st time and now, still 11 months before my next extension of stay, now I have sorted out my TM30, my Yellow Book, Thai ID. Next week another bank account, Thai driving license and that is where all this admin nightmare should stop.

When I send 20,000 THB to pay yearly maintenance fee for my Bangkok condo, the transfer rate is 3,000 JPY, which is like 600 THB for that single transaction.

For 65,000 THB a month, could be even more, I said modestly, 500 THB per transaction, which is like 200 US$ a year.

And, what is incorrect? I am going through all the steps, boot on the ground.

No, you are not. It all goes through the Kasikorn bank, even those mickeymouse transfer outfits.

When I paid for my eVisa, there was a note, can not remember the exact wording, it was something like "Thai government has authorised Kasikorn bank to handle all transatcions".

Who do you think is policing sanctioned countries and individuals?

It is all SWIFT, whether you see it or not. If the transfer company does not hit you with transfer fee, the receiving bank will, with end point exchange rate.

Those that may be cheaper, they rent the bandwidth at lower rates off peak times, to the receiving banks. You can see throughout the blogosphere that sending money via Wise takes anything between few seconds and 4 days to arrive.

If you do the 800,000 for the first extension, you can deposit 65,000 a month during the first year, and the use that for the second extension. You can then withdraw your 800,000, and reinvest in to earn interest. You can get interest on your 800,000 during the first year, but only a very low rate.

The bigger impact at the moment is the exchange rate, and what that will be at the time you wish to come.

The agent can facilitate opening the bank account but then it should be your own money deposited to avoid any problems. It doesn't bother me that my 800k is in a Thai bank not earning the interest as a my home country as it's not big money. It's the Thailand cost of living.

she - the threadstarter - cannot get the 12-months extension using her pension, because her embassy (USA) does not issue any more income affidavits. She will need 800,000 THB in her Thai bank account, on the day she applies for the extension the money must have been in the account for 2 months. The only way for her to get a bank account opened, is by arriving in Thailand on a 90-days Non-Imm-O Retirement Visa. On this visa, she definitely can get a bank account opened. The service of an agent for a Thai bank account opening costs 5000 Baht. Using an agent and her own funds for the application to the 12-months extension costs around 12,000 Baht, a single re-entry permit included

34,000 THB with an agency. Whether you have 800K or not (into what Thai account, you would not have one). You would not have the bank account to deposit that money. You can not even open the account with any Thai bank. You would have nothing other than that 90 days visa.

You would not have most of the documents (other than your passport stamp for 90 days stay).

Use an agency, you can not do it yourself.

you are so wrong after she receives her non-immigrant evisa she can open the bank account herself does not need an agent to do any of the paperwork. It is very simple process. All it takes is one visit to the Immigration office and get a list of documents she needs to apply for the Ext. She will have to have 800 K in the bank for the first year, then as soon as her extension is approved every month, she must send 65K to her bank account in her name only no joint accounts

Where is Thai mobile phone SIM registered in her name, address, passport number to open a bank account (no prepaid tourist SIM accepted)? Banks ask for that to be a document from the mobile telephony proivder.

Just to get that mobile phone, TM30 in print, not a shaddow or promise of what landlord might or might not have submitted.

Certificate of Residence in print from Immigration office for the purpose of opening a bank account (must be used within 30 days, the other side keeps the original, no copies allowed). Would she even know what Immigration office is and where it is?

How is the money flowing into the newly opened bank account (if she ever managed to open it)? Just drag/drop? No.

Actually it is not hard. but someone can make it harder. they can do this. Whoever can do this. especially to foreigners. We do not know why. but why is not important in that case. Just follow or give up. only two options we have. For example, in my case before, an officer asked me my bank statements from other country. no problem. I got it and showed it. the officer refused. The reason? because the bank statement of my bank is not the right form they need. My bank is one of biggest bank in that country. And all banks in the world followed international standards. The form of the bank statement is not right, so they denied. I asked my bank if they can change the form of the bank statement. My bank said what????? so stupid question I had. Then, I just gave up. 😂banks or any government officers who have over power can make someones case harder. This is really true. I believed there is one rule that works everywhere. But it is not. Sometimes, someone can make things harder or mostly not possible. this is the fact I know and must accept. No one knows.

I am on non-O extension that is valid until September 30. 2026.

It may not be hard to get Thai SIM, still have to do it, maybe Monday 10. November. We have 3 iPhones, mine is iPhone 16 that has no hardware SIM to insert into the handset. I do not want to carry 2 phones (we live in Japan half a year). If there is no other way, OK, 2 handsets, one for Japan, one for Thai.

I do not care about mobile Apps, as long as I can see my bank account over the net. It is them (the banks) that insist on it.

My wife has a BBK Bank account since year 2000, their web site is good, always good, we need nothing more than that.

why would you need to have two phones? You can run two active esims. I run a us and a Thai esim. I got a Thai phone number post pay with my passport when I got there. No need to show a local bank account or anything else to get the number.

No, no, no. The same iPhone 16 (from Japan) got an eSIM card from AIS Thai, I can switch from Japan and Thai.

AIS gave me a document that my Thai SIM is in my name and my passport, no mickey mouse prepaid card or mobile number from the airport..

Important is, any Thai bank will ask for it. That is to open another bank account, with Kasikorn bank.

Some bank staff is too stupid to help you, then you just use an agent to help you with opening a bank account. An agent service for the account opening can be had for 5000 THB.

Thai SIM has to go into the existing or new phone. From iPhone 16 there is no hardware SIM, only eSIM. Even if there is a way around it, the SIM has to be registered in the very name of the person and proof of that issued by the mobile provider (say, AIS). Paid by some plan, where from if there is no Thai bank account opened yet? AIS might accept monthly payments.

Then, with the bank, TM30 in print, Cerificate of residence (mine took a week to be ready, had to go again to Immigration to get it), then to the bank (not gone yet, this will be my 2nd Thai bank account).
