Hi, asking on behalf of my mother, her non O visa (dependent) under my brother was cancelled today because he quit his job and will leave thailand in a few days. Her Tm30 also is with the rent of my brother however it is now terminated. my question is can I transfer her residency on our rented condo? I ask my landord and told me that she should have been declared at start of rent date and cannot give additional documents, is there someone with same experience and what should we do to properly process her new visa (preferably covid extension visa at first)

Her brother is leaving Thailand and her permission to stay ends with his departure.
Reality is she may need to leave Thailand too.
A new TM30 address registration does not help her stay. She needs a new VISA to stay.

How to include your mother in your lease agreement/contract is between you and your landlord, and it's out of the scope of this group.
If she needs TM30, you may be able to file by yourself using the self file method (depends on the Immigration office though), or she can stay at a hotel to get one for a short-term extension including Covid extension.
