Hi, asking on behalf of my mother, her non O visa (dependent) under my brother was cancelled today because he quit his job and will leave thailand in a few days. Her Tm30 also is with the rent of my brother however it is now terminated. my question is can I transfer her residency on our rented condo? I ask my landord and told me that she should have been declared at start of rent date and cannot give additional documents, is there someone with same experience and what should we do to properly process her new visa (preferably covid extension visa at first)

TLDR : Answer Summary
The user's mother had her Non-O visa cancelled due to her brother leaving Thailand. The user is inquiring about transferring her residency to their rented condo and the possibility of obtaining a COVID extension for her visa. They face issues with the landlord regarding the TM30 registration and seek advice on processing her new visa.

She needs to act now...

Go to Thai immigration and ask them if you can apply for a COVID extension. If granted you will have to find another visa option to stay in Thailand. (Ed visa to learn Thai language?)

Her brother is leaving Thailand and her permission to stay ends with his departure.

Reality is she may need to leave Thailand too.

A new TM30 address registration does not help her stay. She needs a new VISA to stay.

What do you mean by her Non-O being under your brother. Was she a dependent? Or does she have a Non-O in her own right?

she was dependent

in which case her permission to stay will expire at the same time as your brothers. She will either need to acquire a new reason to stay or leave at the same time as your brother or she will be on overstay

How to include your mother in your lease agreement/contract is between you and your landlord, and it's out of the scope of this group.

If she needs TM30, you may be able to file by yourself using the self file method (depends on the Immigration office though), or she can stay at a hotel to get one for a short-term extension including Covid extension.
