If you buy a condo or villa, does that count as the 800k thai baht needed for a visa? I read something that said that once, but never saw it anywhere else, so I wanted to be sure.

If you invest 250k in condo(s) purchases that helps to qualify for the LTR visa. If your an American you need that 800k in Thai bank account or let agent “Handle it” for an extra fee

yep you're right Todd the answer is no but what might be clear to you might not necessarily be clear to others we're both Canadian and from the same Providence. And it looks like we're both in Thailand now, so I found it very beneficial to take some advice from Thai people.. relax my friend
Chris, what in my comments suggests to you that I’m anything but relaxed? Sitting in my pool with a great cappucino doesn’t wind me up. And Having been here for some years now and a homeowner, I understand the value of listening to Thai people very well. But there are not any Thai people here on this string.
There are several ways to avoid the 800k deposit and many do so. Even as a Canadian you can still get a letter from the embassy showing 65k baht income in Canada. LTR visa doesn’t require it. DTV also. Thai Privilege. It’s great to have options. Welcome to Thailand. More and more Canadians figuring it out
It depends on how one wishes to see it. What I can assure you is that nobody owns it more than I do. And it’s been a very profitable venture. Lots of angst here about foreigners not legally owning land. Fair enough. It’s the same in many nations and it’s generally good policy. But yet… many find a way.
I think you may be thinking LTR 10 year visa , wealthy pensioners, ? If you own land and earn x amount, or earn XX amount twice as much and no property, bonds in Thailand, hope that helps

It does not. You are thinking of a different visa, an investment type visa.
For regular retirement visa/extension, it's 800,000 Thai baht in your Thai bank account.
