Does being married with a Thai help the visa situation? Does owning (long term rental) a home?
Answer summary
Being married to a Thai can ease certain financial proof requirements when applying for a visa, particularly a marriage visa. However, marriage alone does not guarantee a visa; financial stability still needs to be demonstrated. Owning a home does not generally assist with visa applications unless pursuing an investment visa, or if the applicant meets specific age and income qualifications for the Long-Term Resident (LTR) visa. Moreover, discussing personal wealth in context of marriage raises humorous remarks among commenters, while others highlight the importance of registering the marriage properly.

Just getting married for a visa is nonsense. Lots of visa options
Being married just means you can apply for a visa which enables you to stay in Thailand long term and renew yearly, if you fulfill the requirements laid out by immigration. Don't anything about houses or condos house in wife's name.
1) being married with a Thai gives you an extra option regarding visa.
The benefit can range from not worth the hassle to very useful depending on your situation (age)
2) owning property CAN help in case you are 50+ of age. For the LTW-WP you need to prove 80k usd equivakent passive income. But if you have less than 80k usd but more than 40k usd, you are still eligible if your property value is at least 250k usd equivalent.
So : YES, your property is still useful but in a very specific case.
I rarely take my wife to immigration but she has proven to be quite useful on the rare occasion. Once i wanted something from her local immigration (and not mine) and they didnt wanna do it, my wife uttered one sentence very quietly, and they changed track completely ) they even ignored the fee )
BC Farang By stupidly expensive I mean the required income for the LTR is usually so high that it makes it not relevant for the majority of folks asking about visas.
Marianne Holmen it is not relevant for the majority of folks asking about visa, but still very relevant for a decent number of people.
All around the world there are a lot of people like us who qualify. So no reason to dismiss it as "stupidly expensive" for something which is very good value and affordable for us. You shouldn't narrow your world view through only your own life situation.
And with the option of using property as part of the requirements, you don't have to be "very rich". Just kind of decently well-off is enough.
For instance 2000 usd pension per month, 250k usd generating a bit over 7% dividends, and a Thai property of 250k usd equivalent. This is already enough for that visa. That is not being "very rich".
And the visa itself is not expensive, it is just that it has a higher requirement than non-O retirement.
I got married to my Thai wife in Australia. It was over 20 years ago so I don’t remember the Australian office cost, but don’t recall it was expensive.
I will be aiming for a Thai marriage visa this year. There will be some cost in getting it certified and getting it translated.
I don’t know about the getting married in Thailand situation
Emrah Aydın nope. You can get married being broke 😂 If you can find someone that is willing. The fee for the actual marriage registration is quite low too.
What you might mean is, if you want a visa based on that marriage. Then, yes, there are financial requirements for the visa. 400K baht banked, or, 40K in monthly Thai salary, or, 40K monthly internal transfers (not all immigration offices allow that though), or, income certification from your embassy, showing 40K+ monthly income abroad.
Peter H Bates the marriage extension can be applied for whether you been married for a day or 10 years. No time limit so long as you are legally married in Thailand.
Owning a home is not relevant unless you are applying for a visa based on investment. Being married to a Thai means that you are able to apply for a visa based on that marriage.
