Do I need TM30 compliance from landlords for a visa extension in Thailand, and can I use a Mexican bank statement to apply for a SETV in Vietnam?

Hi, I'm a U.S. citizen planning to travel to Thailand on a Visa Exemption and will probably apply for a 30-day extension once I'm there. I plan to travel around Thailand to multiple locations before applying for the extension. Do I need to make sure that the landlord/managers of each place I stay at complies with the TM30 reporting requirements and if they don't will that potentially jeopardize my ability to get an extension? Also, even though I'm a U.S. citizen I have permanent residence status in Mexico. My bank accounts are in Mexico, but my passport is from the US. If I leave Thailand and fly to Vietnam, will showing a bank balance from Mexico when applying for a SETV in Vietnam meet the requirements for getting a SETV before returning to Thailand even though my passport is issued from the US? Thanks in advance for any advice or help you can give.

TLDR : Answer Summary
The user, a U.S. citizen with permanent resident status in Mexico, inquires about TM30 reporting obligations of landlords while seeking to extend a 30-day Visa Exemption in Thailand. They also ask if a bank statement from Mexico can be used to apply for a SETV in Vietnam. Responses indicate the TM30 compliance is primarily the landlord's responsibility, and early application for the extension is advisable. Regarding the SETV, it is noted that bank statements from accounts in the user's name should be acceptable.

Thanks for answering my questions. Much appreciated.

At some consulate or Embassy you need to show funds in bank account. If it is in your name I think it should be okay.

Thanks for the info guys. What about my second question? Let's say I go to Vietnam for a while and while I'm there I apply for a SETV before returning to Thailand. Can I do that with a US passport but show a bank statement from a Mexican account? Or would it be better to just enter Thailand again on a 30-day Visa Exemption? Or can I just carry the required amount in cash so they know I'm not broke?

I have been able to do this with an Irish passport and German account (not in Vietnam, admittedly). Can't see that it's against the rules. It's more about proving that it's your money and that you have access to it. You say you have permanent residence in Mexico? If you have documents to prove that when you apply just in case, I can't see you'll have problems

Plus, it's not your responsibility unless you actually make your own residential arrangements. No worries.

Stéfan Breton you need to get this 'Its not my responsibility' out of your head. FACT is, if you dealing with an immigration office that requires a TM30 and it hasn't been done, it very quickly becomes YOUR responsibility to get it done when your refused an extension. You either get it done or you simply don't get the extension. Your choice.

@Robert ******
Exactly, it's their responsibility, so he has nothing to worry about.

Hotels are supposed to report the addres, they can even do it online. It depends where he stays, not on his visa or visa exempt.

For people who stay on long term visas, yes. People who go from hotels to hotels don't have to worry about this.

Sounds great, but out of many reports the experience is at some Immigration offices: No registered address no Extension of Stay unless you pay the fine of 1.600 Thb plus the fee 1.900 Thb for the Extension of Stay.

It all depends on where you apply for the Extension of Stay. In Bangkok Immigration they do not care and you can apply 30 days before your last day. So if you plan to apply for the 30 day Extension do it as soon as possible after arrival in Bangkok. The 30 days are added to your admitted to stay, so you will not loose a day by going as early as possible.
