Is it easy to regularly enter Thailand while renting a condo and traveling to other countries?

I want to base myself in bkk and travel to other countries. Was thinking about renting a condo in bok too for 1 yr. I'm from Australia so get the 45 days free entry. Is it easy to return each time to Thailand and how hard is it to rent a condo doing this ?

There are many variables as to how many entries are allowed, but it's guaranteed you'll eventually run into trouble. Elite or retirement visa.

I was doing the same thing, I lasted from August 2021 until March 2022 using 30+30 before I got rekt at BKK airport.

I did a month in Indonesia in October, a month in the UK in December for Christmas and 3 weeks in the Philippines in February. When I came back they were adamant it's impossible for a ~20 year old to be travelling like this without working in Thailand because at the airport they're only allowed 2 weeks for a holiday. Eventually they let me in after about 3 hours of back and forth conversation but I wouldn't try to use visa exempt again. For frequent leaving and re-entering the only viable option is the Elite Visa tbh, anything else you'll get pulled up on eventually

There is no limit on fly out/in per regulations, however it’s up to the IO at the airport on how they interpret it…apply for the new digital nomad visa or buy the elite visa

Airbnb can be a hassle too....booking and availability if you dont have exact dates. Having a condo gives you a place to leave stuff you dont need for a trip and not that more expensive

It really depends on how much time you'll be in and out of Thailand. There's no written rule that says you can only enter Thailand so many times on visa exempt, or that you can only spend so much time in Thailand on a tourist entry.

But if you're not spending a decent amount of time outside of the country, you run the risk of eventually being questioned thoroughly by immigration when you are entering the country after a few times/months. A Tourist doesn't live in a country for most of the year, so immigration will say you're not using the correct visa or method of entry if they think you're trying to live in Thailand without a long term visa.

it may help if you stay in a hotel on occasion for a day or 2 on entry. I would think the same local non hotel address would raise flags as well. Just my thoughts. And maybe stay at a hotel for a night once a month?

I don’t see any reason why you can’t rent condo for a year and come and go. Nobody cares. 99.9% of the time bit even immigration.

However- make SURE you turn off water to the unit when you head out. A burst toilet hose or something of the sort can ruin your whole day and leave you with a huge bill for repairs.

Nope, you just sign a lease with the owner or their agent, and that's it. The only official type form is that the landlord is required to file a TM30 for you, but that's not anything that should complicate things.

I agree. I don't think the TM30 will raise any flags. And the lease may not either. I just work on the "need to know" basis, and immigration like to know when you had your last dump, so it's best not to volunteer unnecessary information

Oh I agree with you completely on NOT letting immigration know you have a 1 year lease in Thailand. Huge red flag.

There's nothing to stop you renting a condo on a 45-exempt visa. However, keep in mind, if immigration become aware of this, they may question why a tourist is renting a condo for a 12-month term. It's just something to keep in mind
