Can I be denied entry to Thailand if I have a condo and belongings there?

I am considering renting a condo in Bangkok. One concern I have is about visa runs, as I keep seeing things about new laws and people warning others that they may be denied entrance on the grounds of "being in Thailand too long." I can't actually find any personal stories of anyone being denied entrance and it is hard for me to understand why immigration would deny anyone entrance unless they had a legitimate reason for doing so, like evidence of criminal activity. So I don't know if these are just rrumors circulating on the net or a real concern.

The only personal sstory I could find connected with denial of visa was a guy denied a visa at the Vientiane embassy and told he couldn't return. The reason they gave was he was "suspected of working in Thailand." He seemed very upset and said one should not do visa runs out of Thailand without taking all one's stuff with one because one might not be allowed back in. But it's hard to know what really went on there without any background or context.

I would just like to know that if I rent a condo in Bangkok, and have all my stuff in there, some official isn't going to be able to deny me entrance one day on a whim. How would I get my belongings then? How likely is it that something like this could really happen? would there be any way to at least get permission to come in and get your things if you explain to the officer you are renting there? Is there any other recourse I would have if that happened like contacting an agent or visa service and getting entry that way?

I've lived in many parts of asia longterm either using visa waiver or tourist visa and never personally had anything worse happen than the occasional official ask me a lot of questions. Is it really that much different in Thailand? Has anyone had personal experience with this or do you really know someone who was actually denied entrance on returning from a visa run?

Do yourself a favour and get a visa appropriate for your stay. If you plan to stay long term then get a long term visa. You can no longer live in Thailand on tourist visas and border runs, people get refused entry all the time for this. There are various long term visa options so do a bit of research and find the appropriate visa for your needs

Most countrys define tourist as people staying less than 3 month in the country.

There is a legitimate reason. Foreigners cannot live long term in Thailand on tourism visas. The same as just about every country in the world

If you are 50 years of age or over, then you can apply for a retirement visa, under 50 you can only get a tourist visa and have to abide by the rules concerning tourist visas, all the information regarding tourist visas are available on the Thai Embassy web site in the country you live in but its limited how long you can stay in any 12 months period with a tourist visa.

What a strange question. Why would you think you can continue to stay in a country as a tourist without end? Of course these are not made up stories, no country is ok with that.

It's not different in Thailand than in other countries, because in the countries you speak of it is not as you say. If you come as a tourist, you cannot stay long term. Not here, not anywhere. Should be straightforward.

tourist visa is just a designation, not an imperative. You can be an "eternal tourist" if no one tells you othetwise. There are no laws I know of in counties I've been to that forbid it so yes you can stay. If they really wanted to forbid it they would make it illegal. I've lived for years in many parts of Asia on tourist visas or visa exemptions. Never had a problem once

sorry but I call BS on that. Maybe in some very poor places you can do that, but it is absolutely not normal. Of the whole spectrum from "strict" to "lenient", when it comes to staying as a tourist, Thailand ranks pretty firmly towards the lenient side.

As soon as Thailand determines you are trying to stay long term in Thailand as a tourist then they will deny you entry until you get the correct visa. There is no set timeframe when they determine this also.

EVERY entry to EVERY country in the world, is at the "whim" of the immigration officer you are standing in front of upon entry, except to your home country.

Hundreds of people per week are denied entry at airports and borders around Thailand. Primarily for abusing tourist stays, and trying to stay long-term in Thailand. If you don't have a long term visa, you will not be allowed to stay long term in Thailand, and you will be suspected of potentially working among other possible things.

You having a condo or having belongings in Thailand won't make a difference to your chances of entering, or trying again to enter the country. We've had people report being denied entry when they have a child, a pet, a spouse, a girlfriend etc in Thailand but now they can't get back to them.

If your plan is to live in Thailand, you need to get a long-term visa. Doing anything other than that is just asking for trouble after a couple of entries.
