Hi all, I’m from and currently in the uk, the company I work for no longer allow remote working so my DTV plans for 2026 have crashed.
However, I have 2 other sources of income from property in the UK, the properties are in my name, not a business name, therefore the rental income comes into my personal bank account.
Any ideas if this specific type of earning and income would qualify for a DTV?
Thanks

TLDR : Answer Summary
The conversation explores whether rental income from UK properties can qualify for a Digital Nomad Visa (DTV) in Thailand. Participants discuss various options, including pursuing 'soft power' courses like Muay Thai or cooking. They note that having sufficient savings and demonstrating property management skills could be beneficial for the DTV application. Many suggest that managing properties personally enhances the chances of getting the visa approved, while alternatives like a regular tourist visa are also considered if remote work is not feasible.
It would honestly be far less bureaucratic hassle to go with the Soft Power route. Muay Thai or cooking. It's not a crazy commitment. 20K฿ for a 6 month course, 10x two-hour sessions per month for the MT gym I looked at. And then you're done. You get to meet people, immerse in the culture and then have a 5 year visa.
Currently there’s no real scrutiny on DTV holders upon re-entry. Obviously that may change and they may just decide to demand proof of 500k THB in the bank and ongoing soft power activities in the future but currently that happens rarely.
yep. those have been my questions too, but apparently it's a complete non-issue. I'm in a kinda-similar position and am withdrawing my workcation and going soft power.
Looks like you have multiple options due to availability of funds/income.
Current a 6 months soft power course cooking or Muay Thai should work
Remote work could be tricky as you are not working remotely for a company or yourself and not sure if you could frame the management of your 2 investment properties as remote work.
Would require a good cover letter explaining the situation
I used a step by step guide with cover letter and employment templates checklists document assembly etc
Just make sure you have £11k in your bank account with regular payments coming in and you should be ok on soft power like a cookery course as I choose recently
I got a DTV for "soft power" which can be cooking schools, muay thai, etc. It also covers medical procedures. So if you need your teeth fixed or your barnet replaced it's perfect. Treatment plan must be longer than 6 months. I already had a dentist I've been using for 6 years for checkups, whitening, so it was quite straight forward.
So what you’re saying is, commit to procedure for longer than 6 months, braces as an example. Have procedure done, braces may take 12 months. Then, you can stay for the full 5 years leaving once a year?
OK. So that's the real reason. You have an understanding employer regarding leave! Good luck with the application. As long as you have all your ducks in a row, it's very fast. Just took me three days, start-to-finish, through London.
No. I’m going to quit my job and be unemployed for 5 years and solely live off my rental incomes. Just not sure if those rental incomes meet the DTV requirements as they arnt in a business name….
I submitted my bank statements and a cover letter highlighting my rental income and that I manage the property remotely overseas and then I also had a website for an online business… it was giving benefits advice to UK citizens remotely… no income from that at all but I had a pension and rental income and savings which were all strong. I was approved very quickly I used chat gpt to create pdfs to answer all of their questions
UK Property rental investors have been approved via the London embassy. Plenty of posts in the threads. Show how you manage the properties online and income received, property ownership.
