Can I obtain a Thailand DTV visa as a property investor in Dubai?

Hello,

Im an investor in dubai, bought property over 2 mil and have uae golden visa as well.

Im gonna rent the apartment either as direct long-term or short term via a property management company in dubai (renting out on airbnb and other platforms).

I wanna get thai DTV visa. Do i have a chance? As freelancer/self employed? I assume my business will be my property or properties rental in dubai.

The property income will be approx 4-5k USD / month.

to be honest, I think 15k USD should not be a big deal for you in a bank account...

plus add 3k USD for soft skill visa plus other papers and fees...

15k is only deposit, the rest you need to pay...

soft skill = muay thai box, etc. - not mandatory to participate

forget about your properties - not helpful for the application

If you apply DTV on Soft Power, you can enroll any soft power routes and choose "unemployed" since you have money from the rent and you dont need to send documents for your income. You can just send your 6 months bank statement above 500,000 baht. You are unemployed and are joining >180 days soft power (Muay Thai/Cooking etc.) It makes sense and easy :)

then you won’t get the visa…

It doesn’t have to be Muay Thai, there are other ‘soft power’ options.

The point is you won’t get the DTV based on your rental income, without a company and employment contract etc etc.

As you’ve been advised applying for the DTV via the soft power route is the option for you.

Thailand also has a ‘golden visa’ equivalent: Google Thailand privilege visa. Good luck

Prepare a contract from your UAE company that you're employed with that company, stating salary, and 6 months bank balance

You don t need financial records, just need a statement from your company that you are allowed to travel to thailand and how much money you get from the company. Yes, if the company is your you have basically make a letter to yourself.

He doesn't have a company and has been freelancing. Sometimes those platforms have automated certificates. I think what he could try is to stipulate this on his application that he has clients (ideally can download earnings/invoices), for how long he's been with them, etc. and that these can be done remotely.

im an online trader, stocks and currencies. Im researching DTV more, apparently some individual online traders succeeded to get DTV visa. Maybe i can go this route.

I have active trading accounts at a few brokers, maybe i can state im an online trader.
