Is it possible to apply for a digital nomad DTV in Thailand without a traditional job income?

Looking to get digital nomad dtv. However i dont do any sort of work, my income has been stable through property i rent out in Australia and İ do have 500,000 baht in my bank account. Would it be possible to get the digital nomad dtv or should i look into soft power dtv?

İf i go for the soft power dtv it will be through muay thai training. İ also want to know if i can change gyms throughout the visa if needed or am i locked into the one gym i applied to the visa with (the reason id most likely need to change gym is due to moving to another city within Thailand)

We also earn from our real-estate. We found it easier to just go soft power. Less paperwork.

If you billed the rent income through a company and then paid yourself from said company you could do it, but you'd need to have proof of income from your company for a certain time so that'll hold you back if you convert now just for this. Overall hassle I imagine would be much easier to just apply for soft power.

Go soft power and you can still work remotely. You can change gyms, you can attend or not attend classes, it doesn’t matter to the validity of your DTV once issued.

I also make money from property income, but saw a post regarding New York office rejecting landlord as a proper business. So I went the muay thai soft power route.

Keep it simple apply soft power. A DTV is a DTV after you get it.
