Has anyone applied in Hanoi, having rental income from UK?
I'd like to hear the outcome as I'm considering it, but one agent said it would be best to apply from UK in my case.🙏🙏

TLDR : Answer Summary
A user is seeking advice on applying for a Thai visa from Hanoi, specifically regarding the acceptance of rental income from the UK. Replies indicate that rental income may be viewed as passive and not necessarily qualifying for a workcation visa. Community members suggest options like providing tax returns, managing properties remotely, or applying from the UK instead.
a covering letter explaining that should do most of the work for you, but if you can show money flow and tax returns so much the better. It's not necessary to have a business licence
I'm not a fighter 😅 and I already had ED visa studying Thai for 3 years before covid, so not sure if they'll see as suspicious, can't really risk it being rejected
I do like cooking, but the courses are quite short? This has always puzzled me with the cooking courses, it's different from studying the language or Muay Thai.. how would they give me a 5y visa based on a short course?
there are plenty of qualifying cooking courses available to choose from. 3-6 month courses usually are required Embassy dependant. Lots of examples if you use the group search function.
but what happens when those courses end? That's what is unclear to me. Do I need to enroll in a new course every 180 day re-entry?

Rental income is not work tho, rental income is considered passive income.. Its going to be hit and miss to obtain a workcation DTV on it.
Remember its not 'having an income stream' its 'working online' that this class is for.

Yes that's what the agent said, that in Hanoi they will ask for business registration etc. But I did hear that other people have done it just with rental income, although I can show some online business that doesn't bring in much.. that's what I'm also wondering.. should I show that even though it isn't much? The rental income is more than enough to live here.. and I can also show the funds. 🤔
Hanoi is straight forward. If you dont have a company they want to see tax returns showing income and that you pay tax. Write a cover explaiming what you do etc
Thanks yes I would have to write a cover letter from wherever I apply I would think? and I can show tax returns yes
