Can a Non-Registered Landlord Provide a Valid TM30 Notification?

Hi all, am asking for a friend..her landlord doesn't want to do a TM30 for her bungalow as he isn't registered...but his wife has a resort nearby and could do one for there. My friend is intending to stay long term..we know it's not ideal but does anyone know if it would possibly be enough? Thanks for any information.

He is not registered. meaning the owner is an illegal in Thailand or the land is not his or the house does not belong to him. In either of these scenario's i would say look for a new place. Reporting that your stay on a fake address is not the wise solution either

you got it for free, that is nice. Show him the app and guide him to register, he does not have to worry as Immigration is not sharing their database with the revenue office

thanks. He is Thai and does own it but days he isn't registered to rent it out and that it would cost him money.
