What type of Visa would you apply for if you do not have an online job? Under 50, monthly income from rented properties in Eu. Not looking to work or study, just live in peace. Thank you 🙏🏻

add- Not Married to Thai, Will not be living in large cities (isaan) so anything you need to attend physically does not work for me
Answer summary
For individuals not married to a Thai and looking for a peaceful life in Thailand without working or studying, various visa options are available. Suggestions include the DTV (Digital Nomad Visa) which can cater to those with rental income, the Multi Entry Tourist Visa (METV) for short-term stays, and the Thai Privilege Visa for certain expat benefits. It is emphasized that while the DTV may allow for managing rental property remotely, applicants should prepare adequate documentation to support their income sources. Other options such as the Non-O Visa or Elite Visa could also be considered depending on personal circumstances.

Thai privilege or dtv soft power should both fit your situation well.

METV, DTV, or Thai Privilege Visa. Since you're under age 50, the DTV seems like a value choice, especially if you apply as a "remote worker" (own your business online). However, you can't open a Thai bank account on tourist visas (i.e. METV & DTV).

If you want to settle here and aren't married to a Thai, the education visa is a really good option. My mate did it and speaks amazing Thai after 18 months. Can transfer to LTR at a later stage.

Probably could get a DTV remote work if you can spin up some documents and show contracts explaining your properties are managed by you remotely

I would also start out on a METV and use that 9 months to find an appropriate cooking school......(for a future DTV)

OP
Joseph Riyadh Sulieman-AlHabib Do you know how the ‘cooking school’ work? Can it be done online? (So you are not bound to major cities)

DTV but if you stay more than 180 days they will demand tax from your foreign income. Better to get the Elite visa it is expensive but no taxatiom requirements.

DTV is your answer

Without a question, DTV Workcation with Freelancer as qualification assuming you make and have retained enough income in your account.

You will need to go visit some other country for a week or two every year, but someone in your position should find that relaxing and not a chore.

When you hit 50, definitely flip over to a Non-O retirement visa so that you can get a bank account in TH. (Apply from outside the country)

two days ago almost everybody would have proposed the DTV as your best option. Everybody said that managing real estate and rental income from afar will qualify for the DTV workation. It was always my opinion, that any rental income (even if you do all the bookkeeping for your real estate online) would not be classified as "remote work". But whatever, I received a storm of replies, everybody telling me how wrong I am. Now, dear GeorgeousNarwhal4730, it is up to you to try. Maybe you really can get the DTV

DTV sounds plausible too.

He doesn't want to work or study (cooking or muay thai). So truly DTV is not an option, unless he lies on the visa application

DTV has options for soft power. Medical, Muai Thai, cooking school and such. No inference to actually working.

Daniel Klein Muay Thai or cooking classes hardly amount to ‘study’. Can also easily pursuer medical DTV. Also can use his UK rental business for work cation.

Multiple avenues available for him with DTV
