Topic: TM30

I will be going to Chiangmai on Monday and would like to understand more of this TM30 process.

Currently under 60 days TRvisa and I will definitely extend.

I will be staying at my Thai Partner’s house however the house is under his mom’s name. The deed of the house is tucked away in the bank and hard to retrieve as it needs permission from family members (spread across the country).

1) what should the process be for tm30? (Chiang mai)

2) do We need the land deed to file?

Thanks so much!

TLDR : Answer Summary
The TM30 process requires the property owner to file the form within one business day after you start staying at their property. You do not need the land deed, but it's necessary to have the property owner's housebook and ID card. For easier registration, consider using the TM30 app, which is user-friendly, especially for English speakers.

Download the TM30 app and register yourself. The website is too complicated, but the app has an English language version. It will save you having to go through this TM30 crap every time you leave the province and come back

1. The TM30 should be filed by the property owner, not the renter. It needs to be filed no later then one business day after you start to rent.

2. You do not need the title deed, but you need the property owner's housebook and ID card.

My advice would be to post this question on a Chiang Mai expats group for the specific requirements. Each immigration office has different requirements.

thanks Benjamin! If they are not charging me rent, does it change the process?
