What documents do I need to extend my Non-O visa for retirement in Thailand?

I'm in Bangkok with a 3 month Non-O visa wanting to extend for retirement. I was getting my documents together and then checked the web and there is no mention of proof of condo rental or health insurance. What am I missing here?

The main thing you are missing is a Thai bank account with 800,000thb in it. This money needs to be in there for two months before you can apply for your retirement visa.

Hello everyone, I had some follow up questions that go along the lines of what this gentleman is asking.

If I get an OA visa from outside the country, I understand there is no long-term rental requirement for approval. However, once I am approved for the OA and enter the country, when I open a bank account, will they require me to provide a long-term lease agreement in order to open the account, or will the visa I have be enough?

Separately, if I renew my OA at the end of the year, will I be required to simply ‘list’ my current residence at that time, or will I need to show a long-term rental agreement? I want to travel the country for a bit and not sure I want to commit to a long-term rental initially. Was just curious if there was a point when I would have to provide a rental agreement with regard to the OA? Thanks in advance.

Each bank branch decides their own requirements. So that's up to the bank branch on whether they require a rental contract or not.

And you cannot renew a visa. You can apply for an extension of stay. Each immigration sets their own requirements. So you might or might not need a rental agreement as part of your extension.

You are mixing two different visa types. Your link is for the non OA (notice the A).

What you got in your passport is a non O (notice there is no A)

The non O will get you stamped in for 90 days, and can be extended for a year at a time inside Thailand, by meeting the requirements from the immigration office in Thailand. Typically that means having to bank 800K in Thailand to at least get the first year extension. It is possible to use an income affidavit instead if yor embassy provides one. UK, US and Australia (just to mention some) don't provide those anymore. After the first year extension you can change to monthly transfers of 65K if you plan it right.

The non O can be acquired with funds in your own country, if bought at a Thai embassy.

The non OA will get you stamped in for a full year. It is multiple entry, and every time you enter Thailand within the validity of the visa itself, you get stamped in for a year. You can utilize that to get 2 years out of it, by exiting and then re-entering Thailand just before it expires.

However, the non OA requirements include health insurance for example, while the non O does not.

The non OA can only be bought from outside Thailand at an embassy.

The non O can be bought inside and outside Thailand.

Some people choose the OA because they don't then need to bank 800K in Thailand. They can go back home and get a new OA when it's depleted, or extend it in Thailand by also showing 800K banked in Thailand, and the health insurance.

The non O is aimed at you just extending it every year in Thailand. It has no requirement for insurance, but the same monetary requirements as the OA.

absolutely yes then. Then it's up to you about insurance. No requirements for that.

Beware though, about the other question, having a lease/rental contract or a permanent address (wife's house?).. Some immigration offices do want to see that. Best is to ask your specific one, or mention where yours are, so maybe others local to that can answer that question 🙏

Thank you. I will be staying with a friend but she is actually renting me a room and registering with immigration so that she can do it. I won’t stay there all the time but it will be a place where I can be contacted and I’ll be there a lot. The medical insurance is the thing that upsets me. I have money for a lot of treatment and emergencies but so many pre-existing conditions that the insurance is useless. I guess it might be useful if my right kidney gives out, that’s the only thing that hasn’t had a problem at some point 😂

Also the MFA have nothing to do with requirements for extending visas within Thailand. They sell visas to enter Thailand.

Visit your local immigration office (Chaengwattana) to ask for their requirements as each office has different requirements.

Your stamp shows, you entered on a 90-days Non-Imm-O visa, and got stamped in for a 90-days stay permit. Your visa is expired. You are inside Thailand on a stay permit. As soon as there are 30 days left of your 90-days stay permit, you can apply for the "1-year extension of the stay permit based on retirement", Which is NOT (!) a "visa". You said you already got the 800,000 in your Thai bank account, so everything would be perfectly pre-arranged, you can prove the money was in the account 2 months prior to your application with the "bank letter of guarantee" from your Thai bank. You do not need a rental contract or a health insurance to apply for the 1-year extension out of a Non-Imm-O visa, however you must be properly TM30 registered at your accomodation, if you want any service done by the Immigration office

you don't need the check or insurance with non o. Insurance is still good to have but not a requirement. You're good to go. Get bank letter and documents and apply.

to extend your non O over 50 retirement visa you dont need health insurance ( although sensible for your own peace of mind) and you dont need a criminal check!!.

If your original Non-O was based on retirement (over 50) you can get a 12 month extension based on retirement by meeting the requirements including having 800k seasoned in a Thai bank account for 2 months prior to application or with an Embassy issued income affidavit

Visa is valid for 12 months. Each time you enter you get stamped in for 12 months. So if you border bounce on Day 364, you get stamped in for another year. Hence you can get two years from the one visa. You must ensure your health insurance covers the period of stay
