Hello, i have few questions related to the non o marriage based visa first extension

I have received the initial non o visa which is of 90 days and have the stamp on passport on aug 15, 2026. Since that date I have arranged all the funds and have opened the bank account and transferred them on aug 27. As i have to wait it to be seasoned for atleast 2 months, and i can only apply for extension after oct 27, i need to know few things apart from the financial docs since i will get them on the day of applying extension as o would need a bank letter and updated passbook along with bank statements.

As i reside in a condo where me and my partner have signed the lease, do i need the docs of landlord and if yes what docs i need? I have the tm30 on the day i landed shared by landlord.

For the maps, what exactly i need foe this since it says hand drawn map is needed? Do i need to draw the map to some place with appropriate details for the immigration to accept it? Any link or any website for a sample for reference?

For the photos together, do we need pics inside the unit together in all the rooms like kitchen, living, and bedroom along with pictures outside the unit door, infront of the elevator showing floor number, outside the building block and the name of condo outside?

Do i need any appointment? Also i have confirmation that the immigration office would be chaeng wattana immigration.

Also i have a mandatory trip back home on nov 5-12, as i would be applying for extension before this trip on oct 27, is that okay if i can get a multiple re-entry permit?

Appreciate all the answer for these concerns! Happy to share more info inf missed.
Answer summary
The user seeks guidance on the documentation and procedures necessary for extending their Non-O marriage visa, which is due for renewal after two months of bank statement seasoning. Key questions include the required landlord documents, specifics about the hand-drawn map, the necessity of photographs together in their condo, appointment requirements at the immigration office, and the viability of obtaining a multiple re-entry permit due to upcoming travel.

Yes you'll need a copy of the landlords housebook and his Thai ID. The map is to allow immigration to find your house so needs to be relatively detailed. I'd suggest that you take a trip to Chaeng Watthana and get a copy of the hand out with all of their requirements for an extension based on marriage in advance

Hi John a question for you if you don't mind. I'm about to do this also on 4th November. The person we are renting from is a polish guy who has a 30 year lease. When I applied for a residency certificate using he's passport and book there was no problem using it. Will it be good for my marriage extension or will I need more. Thanks Stu

no idea unfortunately, immigration may want a lot more from him especially if they want to check he's paying tax on the rent you pay him.

Thanks John. I have asked the estate agent that I rented from if he can try and find the original owner to see if that helps.

thanks for advice… what about the travel immediately aftwr applying the extension? Like what to expect on the day of extension? As i will be applying on oct 27, and i have a mandatory trip back home on nov 5-12, and my non o 90 day visa expires on nov 12 so i want to make sure everything is good and safe… i need a re-entry permit?

you'll need to discuss that with immigration at the time you apply for the extension. Extensions based on marriage go under consideration for 30 days or so, and during this time immigration may want to visit you at home so you need to make them aware of any times you won't be available. You'll also need a re-entry permit which will be valid only for the under consideration period.

it's normal for an under consideration period for an extension based on marriage to run beyond the 90 day Non-O period, in fact once you apply for the extension and the process starts that 90 days you were stamped in for is done

if the under consideration take 30 days, is that fine if the expiry of non o 90 date is already passed? If i have the under consideration stamp on passport that is valid stay right untill they give me the final extension stamp?
