If I rent a condo is TM30 ok or do I need to supply the rental agreement and owners details, e.g proof of ownership etc?
Answer summary
When renewing a 12-month Non O retirement extension in Thailand while renting a condo, it appears that requirements can differ by immigration office. Generally, a rental agreement is commonly accepted, but some immigration offices may request additional documents, including the owner's Thai ID and proof of ownership. It is advisable to check with your specific immigration office about their current requirements well in advance.

Now my extensions are based on marriage and not retirement, but I have had to supply copies of the housebook and ID of the owner, and the rental contract, chanote and housebook for the accommodation itself...
And in Cha Am/Petchaburi they also wanted a yearly note from the landlord saying that I was indeed still staying at their accommodation.
Retirement may be different.
However, the trick is to go ask a month or so in advance of your application, so you'll have plenty of time to arrange documents.
Kenneth Owens every Immigration Office has their own list of requirements so the first thing to do when preparing for an extension is get the current list from your Immigration Office because things change even within offices
They asked me for a rental contract if I wanted a tm30 receipt at CM. I said I stayed at my partners house with no contract so didn't need to provide one.
FascinatingChipmunk4774 I gave my lease for the 2nd year, and 4th year in the town. And not only did they want the tm30 but also 4 pictures of me in the house. I also have a Thai drivers license withe the same address. It depends on their mood and the temperature of what is going on in the news with farang. It can be a crap shoot if the uppers are getting heat over many farang arrests.
The TM30 may need to be stamped by the IO at which point they may ask you for the contract. Owner’s Thai ID may well be part of the contract as was in my case.
